LoDo Building Information:

The 21,309 square foot, two-story Building was built in 1931 and is located in Lower Downtown (LoDo), a historic district and mixed-use neighborhood. There are three structures on the property, the two-story Building, the glass enclosed Atrium and a single story building behind the Courtyard.

From 1995 to early 2000, the Building was occupied by Bella Ristorante, an Italian eatery. In early 2000, Robert Thompson and Leigh Jones (B-52 Real Estate, LLC) the husband and wife owners of B-52 Billiards purchased the Building and opened to the public in December. B-52 Billiards closed it's doors for the final time on February 20, 2006 with little warning and no explanation to their employees.

In March 2006, Heritage Bank acquired the Building assessed at 2.2millionfromB−52RealEstate,LLCinlieuofforeclosure.TheBuildingwasthensoldinlateAprilfor2.2 million from B-52 Real Estate, LLC in lieu of foreclosure. The Building was then sold in late April for 2.2millionfromB−52RealEstate,LLCinlieuofforeclosure.TheBuildingwasthensoldinlateAprilfor2.7 million to 1920 Market Street, LLC, a holding company for MTV/Bunim-Murray Productions. The LoDo Building was the first property ever purchased by MTV/Bunim-Murray Productions for the filming of The Real World. It required permission from the City of Denver to temporarily rezone the property from commercial to residential.

In October 2006, Kentwood City Properties listed the Building for sale at $3.3 million "as-is" and marketed the property as either residential or commercial space. On December 1, the Building was sold at full asking price to The Alexander Group, LLC, the original operators of Theorie. The sale included all of the furnishings that were used for the filming of the series except for the artwork, which had been on loan.

Approximately 7,800 sq. ft. of the 1st floor and the 2,500 sq. ft. Courtyard were renovated into Theorie, an ultra-swank nightclub and restaurant. Theorie opened to the public in August 2007. The Building was sold again in August 2009 to 1920 Market, LLC and Theorie closed their doors on October 31, 2009. Brothers Bar & Grill leased the former Theorie space until 2022 with the balance of the 1st floor leased to The Wine Cellar LoDo and the 2nd floor to Gallun Snow.

In April 2022, Monfort Cos., MAR Ventures and Riot announced plans to convert the building into Riot House, a bar and restaurant that will feature a large center bar, dance floor and rooftop patio.
