This paper focuses on the multi-objective deterministic and stochastic modelling and optimization... more This paper focuses on the multi-objective deterministic and stochastic modelling and optimization of construction tasks scheduling. Of particular importance is a frequency need to satisfy conflicting optimization objectives such as the minimization of extra task performance cost and total performance time. Technological relationships between relevant construction tasks have been modelled using the deterministic and probabilistic precedence networks, while the construction resources have been modelled deterministically and stochastically using duration/productivity and resource/performance cost and performance time matrices. For the solution of the problem a mixed integer programming approach has been adopted, utilizing a computer algorithm containing elements heuristic methods.

Construction risk assessment is the final and decisive stage of risk analysis. When highly change... more Construction risk assessment is the final and decisive stage of risk analysis. When highly changeable conditions of works execution are predicted, risk should be evaluated in the favorable, moderate, and difficult random conditions of construction. Given the random conditions, the schedule and cost estimate of the construction are developed. Based on these values, the risk of final deadline delay and the risk of total cost increase of construction completion are calculated. Next, the charts of the risks are elaborated. Risk changes are shown in the charts and are analyzed in the range [1, 0].

Risks pertaining to construction work relate to situations in which various events may randomly c... more Risks pertaining to construction work relate to situations in which various events may randomly change the duration and cost of the project or worsen its quality. Because of possible significant changes of random events, favorable, moderate, and difficult conditions of construction work are considered. It is the first stage of the construction risk analysis. The probabilistic parameters of construction are identified and described by using the design characteristics model of the structure and the construction technology model. The first describes the probabilistic properties of the structure execution's technology. The second describes the probabilistic properties of the works execution. Both models contain basic probabilistic data for scheduling, cost estimating, and risk assessment of the construction.

Small construction objects are often built by standard task teams. The problem is, how to allocat... more Small construction objects are often built by standard task teams. The problem is, how to allocate these teams to individual works? To solve the problem of allocation three methods have been developed. The first method allows to designate optimal allocation of teams to the individual works in deterministic conditions of implementation. As a criterion of the optimal allocation can be applied: "the minimization of time" or "the minimization of costs" of works execution. The second method has been developed analogously for both criteria but for stochastic conditions and for the stochastic data. The third method allows to appoint a compromise allocation of teams. In this case, the criteria "the minimization of time" and "the minimization of costs" are considered simultaneously. The method can be applied in deterministic or stochastic conditions of works implementation. The solutions of the allocation problems which have been described allow to designate the optimal allocation of task teams and to determine the schedule and cost of works execution.

Randomized estimation of the net present value of a housing development allows for the assessment... more Randomized estimation of the net present value of a housing development allows for the assessment of the efficiency of projects in random implementation conditions. The efficiency of a project is estimated on the basis of primary input data, usually used in project planning. For this purpose, random disturbances are identified that may randomly affect the course and results of the project. The probability and severity of disturbances are determined. The primary initial data is then randomized, and a randomized probabilistic index of the project’s net present value is calculated, the value of which indicates whether the project is profitable or whether implementation should be stopped. Based on this data, the expected total revenue, the expected total cost, the expected gross profit, and the net present value of the randomized performance of the project are calculated. Random events may interfere with the execution process and results of the work. Then, the duratio... more Random events may interfere with the execution process and results of the work. Then, the duration and cost of work are random variables. The random characteristics of these variables are described by using the β-PERT probability distribution and the simplified formulas. To determine the probable changes of the duration and cost of work, depending on the random factors, the coefficients of optimism and pessimism have been used. Additionally, the coefficients of improvement and deterioration of conditions of work implementation have been introduced. The values of these coefficients are calculated depending on the type, the probability of occurrence, the intensity of random perturbations and depending on the probable changes of the work duration as well as the probability and cost consequences of the price increase. Extreme random improvement and deterioration of the work execution conditions are analysed.

Zdarzenia losowe, które mogą wystąpić w procesie realizacji, na placu budowy, w jego otoczeniu i w środowisku naturalnym mogą zakłócać wykonanie i pogarszać wyniki robót. W takiej sytuacji istnieje zagrożenie, że czas trwania i koszty poszczególnych robót mogą być większe niż planowano. Oznacza to także, że końcowy termin i całkowite koszty zakończenia robót mogą być większe niż ustalono w umowie. Zakładając rozkład prawdopodobieństwa PERT-beta i trzypunktową metodę aproksymacji parametrów rozkładu, można oszacować dwa rodzaje ryzyka realizacji robót. Within the framework of the project, the life cycle of the construction object is investigated, the feasibility of project is analyzed, the construction object is designed and executed or renovated, or dismantled. In order to ensure a comprehensive analysis and its results, the construction project life cycle has been proposed. This cycle consists stages: feasibility study, designing, implementation, operation and maintenance of the construction object. In each stage are systematically carried out activities related to the implementation of part or whole of the object’s life cycle. This approach provides a comprehensive analysis of conditions, successful designing, implementation, operation and maintenance of the construction object.

Within the framework of the project, the life cycle of the construction object is investigated, the feasibility of project is analyzed, the construction object is designed and executed or renovated, or dismantled. In order to ensure a comprehensive analysis and its results, the construction project life cycle has been proposed. This cycle consists stages: feasibility study, designing, implementation, operation and maintenance of the construction object. In each stage are systematically carried out activities related to the implementation of part or whole of the object’s life cycle. This approach provides a comprehensive analysis of conditions, successful designing, implementation, operation and maintenance of the construction object.
