La demanda de vivienda nueva y el mejoramiento del hábitat para los sectores de bajos recursos de... more La demanda de vivienda nueva y el mejoramiento del hábitat para los sectores de bajos recursos de la población son unas de las más esenciales necesidades a cubrir en el desarrollo de las ciudades en América Latina. Guayaquil no es la excepción, y la existencia de vastos sectores de asentamientos informales periféricos como Monte Sinahí, es muestra de ello. La respuesta a esta problemática es compleja y la presente investigación la aborda considerando a la vivienda como parte de un sistema integral y diverso. De esta forma, para el presente esfuerzo de reflexión de caso, se desarrollan modelos de simulación para proyectos de vivienda nueva y mejoramiento, considerando variables arquitectónicas y urbanas. Adicional, se realizan análisis de sensibilidad con el fin de identificar las variables que pudieran tener un mayor impacto para planificar un proyecto. The city of Guayaquil, the main port of Ecuador, has experienced one of the most interesting proc... more The city of Guayaquil, the main port of Ecuador, has experienced one of the most interesting processes of urban development in the Latin American context over the last 15 years. Over three decades from the 1960s to the 1990s, inefficient administrations, political instability and corruption led the city to a state of chaos and alarming deterioration. The city lost its national influence in the political and cultural dynamics of the country. Within this context, in 1992 a new model of development was implemented, using in its main phase a major development project as a catalyst for urban change. As a result, the city's downtown was reshaped, historic neighbourhoods and wholesale markets rebuilt, and massive transport improvements implemented. In 2004, Guayaquil was even named the best managed city in Latin America by the United Nations Development Program. Nevertheless, some outcomes, especially regarding social issues, are still controversial. This profile focuses on describing the management model, the necessary conditions for its implementation, and its outcomes, along with a critical review of this model's challenges and limitations in contributing to more equitable and sustainable urban development for the city as a whole.

Desde su fundación, el centro de Guayaquil se vio caracterizado por la presencia de dos asentamie... more Desde su fundación, el centro de Guayaquil se vio caracterizado por la presencia de dos asentamientos, la Ciudad Vieja y la Nueva, separados por esteros y terrenos baldíos. Los incendios destruyeron la ciudad, pero permitieron un nuevo trazado urbano que unió los sectores indicados. Estas áreas intermedias se mantuvieron con un desarrollo retardado que perdura hasta la actualidad. En este contexto, el análisis de tales sectores adquiere relevancia como medida de rescate de áreas deprimidas del centro. Para lograr este objetivo, se realiza una evaluación de la sostenibilidad en dos parroquias urbanas del centro, estableciendo propuestas de densificación para fortalecer la habitabilidad y recuperación urbana y social del sector. PurposeThe purpose of this paper is to describe the principles of a conceptual model to help deve... more PurposeThe purpose of this paper is to describe the principles of a conceptual model to help developers and housing users achieve their expectations regarding quality, affordability and reasonable profits. Based on the identification of housing user’s preferences extracted from the survey, data are incorporated into model simulations considering budget restrictions for developers as well as for housing users.Design/methodology/approachThe models’ development was based on fieldwork in Guayaquil, Ecuador, using a method that includes housing users’ preferences. Developed through a “methodological pluralism”, this study identifies people-oriented variables and assumptions. Thus, a more integrated approach is proposed, crossing and covering the fields of different disciplines.FindingsThe study concludes with findings regarding the identification of the most preferred attributes of housing users and the proposal of an alternative method to incorporate quality into model simulations for estimating housing market prices. Through optimizations, it is found that the optimal number of housing units per housing types in urban projects, which translates into more reasonable profits for the developers and the provision of better and more affordable houses for the users.Research limitations/implicationsA more complete assessment of the principles described in this paper will require a larger timeframe and location of application.Practical implicationsThe identification of the most preferred attributes of housing users and the inclusion in a conceptual simulation model would help private and public developers to provide better and more affordable houses for users as well as to attain reasonable profits. Further, housing national policy could also be influenced by model’s results.Social implicationsThe consideration of housing user’s preferences will entail an improvement of quality of life for social housing projects.Originality/valueThe study’s main original and novel contribution is the development of an approach for the inclusion of housing preferences into model simulations by using quality points and housing demand curves.

There is a fundamental change in the making and delivering of successful new construction project... more There is a fundamental change in the making and delivering of successful new construction projects: the focus shifts towards value adding for projects based on a better understanding of stakeholders expectations. The process of modelling this new paradigm in construction will put "the creation of value in the eyes of the client", central in the development of new projects. This paper describes a model that is designed to help stakeholders to achieve their expectations regarding urban and housing projects. The process of integrating different sub-models (costs and qualities) is examined and includes quality evaluations based on people's preferences and willingness to pay. The model is developed through a methodological pluralism, identifying people-oriented variables. The different parts of the model are described, besides data requirements for each part. The development of the model was based on a case study carried out on the city of Guayaquil-Ecuador. Information obtained from a field work research was used for testing of the model. The study examines implications and limitations of the use of the model for inclusion of stakeholders. The paper concludes with findings regarding the identification of most preferred attributes by housing users and the use of alternatives methods to incorporated additional value to the projects, translated in more appealing profits for developers and the provision of better and affordable houses for the users.
