In this paper a new approach is presented to establish unit sale values for residential propertie... more In this paper a new approach is presented to establish unit sale values for residential properties constituted as horizontal property units, common said freehold apartments or flats, considering a real estate investment and its Estimated Market Value (EMV). The economic and financial parameters associated to a certain real estate investment being known, such as design and construction costs, expected sale’s values and marketing fees, an associated profitability can/may be determined. For a presumed profitability on a given real estate investment of freehold flats, the matrix analysis allows to ascertain the overall EVM (i.e., the amount of income) according to the units typologies, constituting the whole investment, or assigning a marketing target per square meter unit value. A study case is presented in the article considering the referred matrix approach analyzing a real estate investment consisting of different flat types (in horizontal property) to ascertain unit sale value...

Morphological changes induced by industrial noise (IN) have been experimentally observed in sever... more Morphological changes induced by industrial noise (IN) have been experimentally observed in several organs. Histological observations of the coronary arteries showed prominent perivascular tissue and fibrosis among IN-exposed rats. The effects on the small arteries are unknown. To evaluate the histomorphometric changes induced by IN on rat heart small arteries. Twenty Wistar rats exposed to IN during a maximum period of seven months and 20 age-matched controls were studied. Hearts were transversely sectioned from ventricular apex to atria and a mid-ventricular fragment was selected for analysis. The histological images were obtained with an optical microscope using 400× magnifications. A total of 634 arterial vessels (298 IN-exposed and 336 controls) were selected. The mean lumen-to-vessel wall (L/W) and mean vessel wall-to-perivascular tissue (W/P) ratios were calculated using image J software. There were no differences between exposed and control animals in their L/W ratios (p = 0.687) and time variations in this ratio were non-significant (p = 0.110). To verify if tolrestat, an aldose reductase inhibitor, corrects the impaired responses of microvessels to histamine and bradykinin in alloxan-diabetic rats, the mesenteric microcirculation was studied in vivo in anaesthetised animals. 2. The impaired responses were corrected by tolrestat 5 mg/kg/day for 7 days p.o. Similar responses to acetylcholine and sodium nitroprusside were obtained in preparations of diabetic and control rats and were not altered by tolrestat treatment. 3. As in diabetes, galctosemia induced impaired responses to histamine and bradykinin; these altered responses were corrected by tolrestat treatment. 4. These data allow us to suggest that the polyol pathway activity might be involved in the altered responses of microvessels observed in diabetic rats. It is possible that polyol activation may play an important role in the development of vascular dysfunction in diabetes mellitus.

However, oxidative stress and inflammation seem to be determinant. Herein, we sought to determine whether exogenous testosterone, in physiological levels, induces leukocyte migration, a central feature in immune and inflammatory responses, and the mediating mechanisms. We hypothesized that testosterone induces leukocyte migration via NADPH oxidase (NADPHox)-driven reactive oxygen species and cyclooxygenase-dependent mechanisms. Sixteen week-old Wistar rats received an intraperitoneal injection (5 mL) of either testosterone (10-7 mol/L) or saline. Rats were pre-treated with 5 mL of sodium salicylate (SS, non-selective COX inhibitor, 1.25x10-3 mol/L, 1h prior to testosterone or saline), flutamide (androgen receptor antagonist, 10-5 mol/L), apocynin (NADPHox inhibitor, 3x10-4 mol/L), NS398 (COX2 inhibitor, 10-4 mol/L) or saline, 4h before testosterone or saline administration. Leukocyte migration was assessed 24 hours after testosterone administration by intravital microscopy of the mesenteric bed. Serum levels of testosterone were measured by radioimmunoassay. NADPHox activity was assessed in membrane fractions of the mesenteric bed by dihydroethidium fluorescence and in isolated VSMC by HPLC. NADPHox subunits and VCAM expression were determined by immunoblotting. Testosterone administration did not change serum levels of endogenous testosterone, but increased venular leukocyte migration to the adventia, NADPHox activity and expression (p<0.05). O objetivo do presente trabalho é avaliar a citotoxicidade de quatro diferentes marcas comerciais... more O objetivo do presente trabalho é avaliar a citotoxicidade de quatro diferentes marcas comerciais de elásticos inter-maxilares intra-orais. Foram avaliados elásticos da American Orthodontics (Grupo 1), 3M Unitek (Grupo 2), Morelli (Grupo3) e Uniden (Grupo 4). Os elásticos foram previamente esterilizados em luz ultravioleta e colocados em placas de Petri, as quais continham cultura de células HEp-2., Após 24 h, as monocamadas de células foram coradas e, em seguida, realizada uma avaliação dos halos de difusão e de lise celular. Os resultados demonstraram a ausência de citotoxicidade nos elásticos da marca American Orthodontic e 3M Unitek e alta citotoxicidade nos elásticos das marcas Morelli e Uniden. Com base nos resultados encontrados, através da metodologia utilizada, conclui-se que os elásticos da marca Morelli e Uniden são citotóxicos.

Calicivirus infection is lethal for adult rabbits, whereas young rabbits (less than 8-weeks-old) ... more Calicivirus infection is lethal for adult rabbits, whereas young rabbits (less than 8-weeks-old) are resistant to the same infectious agent. The virus replicates in the liver and causes a fulminant hepatitis in adult rabbits leading to rabbit haemorrhagic disease (RHD); this is in contrast with the mild and transient hepatitis observed in infected young rabbits. We have used electron microscopy to compare liver leukocyte infiltrates between young (resistant) and adult (susceptible) rabbits, 36-48 h after inoculation of the animals with caliciviruses. In adult rabbits, liver infiltrates were made up mostly of heterophils, and they were located near hepatocytes showing severe cellular damage. In contrast, liver leukocyte infiltrates of RHD-resistant young rabbits were dominated by lymphocytes that depicted membrane contacts with the cell surface of undamaged hepatocytes. We conclude that: (i) the cellular inflammatory response of the liver to calicivirus infection is different in rabbits that are susceptible (adult) or resistant (young) to RHD; (ii) leukocyte infiltration of the adult liver by heterophils is probably directed at the removal of dead hepatocytes, whereas the liver lymphocytic infiltration of young rabbits suggests the expression of viral antigens on the surface of liver cells of the RHD-resistant animals. #

The interaction between angiotensin-(1-7) (Ang-(1-7)) and bradykinin (BK) was determined in the m... more The interaction between angiotensin-(1-7) (Ang-(1-7)) and bradykinin (BK) was determined in the mesentery of anesthetized Wistar alloxan-diabetic and non-diabetic rats using intravital microscopy. Impaired BK vasodilation observed in arterioles of diabetic rats was restored by acute and chronic insulin treatment as well as by enalapril. Though capable of potentiating BK in non-diabetic rats, Ang-(1-7) did not potentiate BK in diabetic rats. Chronic but not acute insulin treatment restored the potentiation, whereas enalapril did not. Potassium channel blockade (by tetraethylammonium (TEA)) but not nitric oxide (NO) synthase inhibition (by N--nitro-l-arginine-methyl-esther (l-NAME)) abolished the restorative effect of insulin. Our data allow us to suggest that the alteration observed is restored by insulin by a mechanism involving membrane hyperpolarization but not NO release. The beneficial effect of enalapril in diabetes might not involve the potentiation of BK by Ang-(1-7).

Apresenta-se uma abordagem para a atribuição de valores de ativos imobiliários com base no chamadò`Método do Custo''. O Método do Custo pressupõe a determinação dos custos associados a todo o processo do investimento, custos diretos – terreno, projetos, construção e custos indiretos – comercialização e outros encargos, aos quais se " adiciona " um valor que corresponderá a uma putativa margem do investidor. Esta " margem " – quase sempre considerada – " de lucro " nas avaliações não é coerente com o próprio método em si, pois a " margem " , como o próprio nome indica é escolhida à margem dos prazos de realização e de transação dos ativos, razão pela qual se designa esta abordagem por " estática ". Para estimar o valor de um ativo o avaliador, ou ignora a variável tempo e segue uma " abordagem estática " ou baseia-se num cronograma de execução estabelecendo um cash-flow previsional, situação que corresponde a realizar uma abordagem dinâmica. A primeira, muito simplista considera todas as componentes do investimento (custos e proveitos) a ocorrerem num dado e mesmo instante, incluindo e pressupondo assim, uma dada " margem " geralmente positiva, dita de lucro. A segunda, obrigando a uma análise menos grosseira, considera as mesmas componentes do investimento (custos e proveitos), afectando-os contudo aos prazos de realização e aos instantes de início/fim de ocorrência. Os valores de cada componente da avaliação é atualizado ao momento da avaliação, a uma taxa, dita de actualização. Apresenta-se uma abordagem, dita pseudo-dinâmica, que tem a dupla vantagem de refletir o retorno do investimento na avaliação considerando prazos e durações das atividades. Os custos e encargos são actualizados considerando que cada componente dos custos ou proveitos ocorre num único momento e num dado instante após o início do investimento.
