One of the methods used to estimate land prices is the Geographically Weighted Regression (GWR). ... more One of the methods used to estimate land prices is the Geographically Weighted Regression (GWR). The GWR method is built based on the dependent and independent variables (land prices) (the spatial proximity between the land object and other facilities). However, this study will develop the independent variable by adding a spatial planning zone to provide the complexity of land price estimation. This study proposes an implementation mechanism by setting each zone type as an independent variable. Based on the spatial planning zones in Eastern Bandung City, there are five spatial planning zones. Thus, 15 variables were used in this GWR model, with ten variables from public facilities and five from spatial planning zones. The variables are categorized into worship, industry, government offices, health, sports/recreation, education, prisons, defense offices, terminals, trade and service zones, industrial zones, and low-residential, medium, and high-residential zones. The results of this study indicate that the implementation of the spatial planning zone variable has a better accuracy rate than the GWR model without involving the spatial planning zone variable. The approach with the proposed mechanism gives better accuracy of 8.6%. Spatial planning zone variable can be a new perspective in making a GWR-based land price estimation model in addition to the physical object variable in the form of public or social facilities, especially to improve the quality of the model formed.

The availability of land in Bandung City become a challenge for urban development. Bandung has lo... more The availability of land in Bandung City become a challenge for urban development. Bandung has long been an urbanization destination for Indonesians besides Jakarta, Surabaya, Medan, and Makassar. Currently there was still limited research that explores land values and spatial planning for urban areas. This study aims to develop spatial modeling for land values using a semi-variogram and geostatistical approach in urban areas. Our research was conducted in Bandung City, West Java (Indonesia). Data was selected based on purposive sampling involving 50 land price and 95 building price samples throughout the city. The collected data were then analyzed using 4 semi-variogram models and Ordinary Kriging to derive the spatial distribution of land values. Land value referred to spatial modeling from the geographic information system. The results of the analysis indicated that the semi-variogram stable type was the most suitable model, exhibiting the minimum error by root mean square, mean standardized, root mean square standardized, and average standard error. According to our model, the areas with the highest land values are located close to the city square "Alun-alun", which is closely associated with government offices, trading areas, defense and security facilities, service areas, education, cultural tourism, and highdensity housing. These areas are well known since the Dutch East Indies era. Interestingly, despite the growth pole in Gedebage, the western part of Bandung has higher land values compared to the eastern part. This could be attributed to historical and actual aspects which have had a greater impact on land values than regional plans implemented by the government. Land values management is necessary to guarantee living space as well as to achieve a sustainable city.

Encompassing 51 villages along the fault, this region has witnessed rapid economic growth, transforming it into a sought-after tourist destination. The objective of this research is to map the levels of economic activity in the area and offer recommendations for sustainable economic development. The methodology employed encompasses data collection, in-depth interviews with agencies, business stakeholders, and developers, literature review, and research analysis. The findings of this study indicate that the areas situated along the fault corridor face significant disaster risks while exhibiting substantial economic activity. By utilizing recommendation maps and insights gleaned from interviews, it is determined that the most suitable area for further development lies on the north side of the Lembang Fault corridor. This research strives to provide valuable recommendations for future studies concerning economic sustainability in disaster-prone areas, specifically focusing on the Lembang Fault area. It contributes to enhancing our understanding of economic resilience in vulnerable regions and emphasizes the critical role of sustainable economic development in mitigating disaster risks.

It requires a model of land price estimation that can counterbalance the demand. The model of land prices can be formed by calculating the proximity distance between land parcels to parameters that gave an effect on surrounding price changes, such as infrastructure and other public facilities. GWR (Geographically Weighted Regression) is a spatial analysis technique based on a regression method that used in this study. Using GWR, the boundaries of the surrounded land area will determine in the form of bandwidth values. The bandwidth is analogous to the radius of a circle, with the point of the land that will be estimated as the center. PMNA No.5 in the year 1999 stated that the lands are parcels of land on which customary rights are of a particular customary law. However, the term customary land has not accommodated in the law. The existence of customary land often causes problems between individuals, people with groups, even groups of people with other community groups. In some areas in West Java such as Kampung Naga, there are still people who still stick to the customary law as a regulatory or legal source they must obey. However, the impact of the use of customary law for the regulation of rights on land they own. It is supported by evidence of qualitative ownership, because these lands have not been registered. The root cause of the above is still a dualism between the national land law and customary law, leading to uncertainty, a situation contrary to the philosophy and purpose of the law. The second root causes of the conversion system of land rights of indigenous land rights to one of land rights in the BAL is still completely governed by the laws of the implementation process of conversion. Referring to the two problems above, it is necessary to change the rules governing the land rights of indigenous land rights to the new land rights by BAL. Rules are explained through a process of conversion of customary land rights that should be regulated in detail by the laws and government regulations. The purpose of writing this article is to identify the conversion process rights to customary land rights which is listed on the BAL based on the provisions of BAL and conversion of PP 24 in 1997. .

One of the goals of sustainable development is to build cities and settlements that are inclusive, safe, and resilient. Bandung as one of the cities with very rapid development growth during the last 10 years has experienced changes in land prices, which are also very fast. Land prices are proven to have a relationship with development in an area. The more complete public facilities, social facilities, and accesses in an area, the higher the price is. This study has determined the spatial pattern of land prices in Bandung using four spatial cluster analysis methods. It is found that the spatial pattern of land prices in Indonesia is clustered. The results of this spatial pattern can be used as the basis for strategic planning for Bandung, especially to serve areas that can still be developed into new development centers supported by environmental planning and sustainable development.

The model of land prices can be formed by calculating the proximity distance between land parcels to parameters that gave an effect on surrounding price changes, such as infrastructure and other public facilities. GWR (Geographically Weighted Regression) is a spatial analysis technique based on a regression method that used in this study. Using GWR, the boundaries of the surrounded land area will determine in the form of bandwidth values. The bandwidth is analogous to the radius of a circle, with the point of the land that will be estimated as the center. PMNA No.5 in the year 1999 stated that the lands are parcels of land on which customary rights are of a particular customary law. However, the term customary land has not accommodated in the law. The existence of customary land often causes problems between individuals, people with groups, even groups of people with other community groups. In some areas in West Java such as Kampung Naga, there are still people who still stick to the customary law as a regulatory or legal source they must obey. However, the impact of the use of customary law for the regulation of rights on land they own. It is supported by evidence of qualitative ownership, because these lands have not been registered. The root cause of the above is still a dualism between the national land law and customary law, leading to uncertainty, a situation contrary to the philosophy and purpose of the law. The second root causes of the conversion system of land rights of indigenous land rights to one of land rights in the BAL is still completely governed by the laws of the implementation process of conversion. Referring to the two problems above, it is necessary to change the rules governing the land rights of indigenous land rights to the new land rights by BAL. Rules are explained through a process of conversion of customary land rights that should be regulated in detail by the laws and government regulations. The purpose of writing this article is to identify the conversion process rights to customary land rights which is listed on the BAL based on the provisions of BAL and conversion of PP 24 in 1997. .

One of the goals of sustainable development is to build cities and settlements that are inclusive, safe, and resilient. Bandung as one of the cities with very rapid development growth during the last 10 years has experienced changes in land prices, which are also very fast. Land prices are proven to have a relationship with development in an area. The more complete public facilities, social facilities, and accesses in an area, the higher the price is. This study has determined the spatial pattern of land prices in Bandung using four spatial cluster analysis methods. It is found that the spatial pattern of land prices in Indonesia is clustered. The results of this spatial pattern can be used as the basis for strategic planning for Bandung, especially to serve areas that can still be developed into new development centers supported by environmental planning and sustainable development.
