The land value of any settlement is a cumulative outcome of the quality of the natural and built ... more The land value of any settlement is a cumulative outcome of the quality of the natural and built environment, which are an amalgamation of many factors. This paper presents the existing state-of-the-art land valuation techniques in urban areas. It discusses the impacts of urban growth parameters, i.e. accessibility, infrastructure, social-economic condition, etc., in detail for sustainable land valuation techniques. The study also developed an Ordinary Least Squares regression equation based on 258 primary sample points from Jaipur, India, to examine the relationship between urban growth parameters and land valuation. This paper is a step toward developing the land valuation models for land value practices.

The major reason which can be attributed to this is the ineffectiveness of the land management policies, legislation and governance to coordinate the fast pace of urban growth and affecting the socio-economic development as evident in the past few decades. The inaccessibility of the poor and the deprived ones to the housing and other basic physical and social infrastructure highlights the blemished democratic system in the country which is founded on the principle of equitable distribution of resources including land. The inherent weaknesses and shortcomings in the urban infrastructure management of our cities in a developing country like India are clearly reflected in the inaccessibility of a major portion of the population to these services. This paper presents the assessment of the urban infrastructure services in the city of Jaipur, popularly known as Pink City, to understand the picture of the infrastructure provisions in the Indian metropolitan cities through a primary survey. This chapter attempts to determine the principal reasons, which are directly or indirectly responsible for the ailments like unplanned growth, inadequate supply of urban land and services leading to inefficient land management system in Indian metro cities. Three case studies have been chosen to demonstrate the difference between the superannuated conventional methods of land administration, which have been followed from the last many years since independence and the latest technological approach, which has been popular since the last decade. There is an effort to analyse the potential of technological tools and techniques as a solution to the problems inherited within the land administration.
