In this long period, the city has repeatedly changed its territorial role and urban structure, moving from an apparently immutable condition to an impressive architectural and building development. In this sense, the new buildings but also the historical ones were invested by profound changes from the point of view of technological equipment, first of all those relating to heating systems. New aspects such as air quality, comfort and safety became central. The changes affected both the private and public construction sectors, which gave a decisive push towards the adoption of new, more efficient and easily managed plants, especially inside the most modern building types such as schools, hospitals and public offices.

The city administration, in co-operation with the conservation authority, started a programme in 2006 for the integrated restoration of more than 200 interiors in the Palace of Podestŕ and it gave the university the task of organising a project to acquire information on these buildings and help identify potential new uses. The paper presents a summary of the studies on the palace, surveys, diagnostic investigations and historical and archive research started more than a decade ago by the late Arturo Sandrini, designed to document and restore this complex which is a true and genuine repository of historical and archaeological information in the heart of the city. Behind the veil of the façades, recomposed after 1461 by Giovan Antonio d'Arezzo and repaired during restoration work in the last century, lies a dense stratification of continuous modifications, at times stately and at times humble, a background against which the still valuable mediaeval fragments stand out. The results include the identification of the many construction and distributive details, the fruit of difficult construction work over many centuries, and the characterisation of the conservation and restoration constraints which the final design will have to work with in a delicate balance between the requirements of conservation and those of public use.

The use of earthen mortars was a conscious choice and the masonry structures are of very good quality. The thickness of the walls is considerable, at least four heads of bricks, their tissue is regular from the front to the back of the wall. Their resistance to compression has shown results similar to those of walls of the same period constructed with lime based mortar. Preliminary data of the archaeometric study reveal the compositional and microstructural complexity of the earthen mortars. The properties of some clay minerals to absorb water may be useful in many respects in a climate where the relative humidity is high. The empirical knowledge would allow the exploitation of a country resource.

The causes of the structural decays were investigated and furtherly studied by means of a comparison between archive records and diagnostic tests.

Both Ponte Pietra, built in Roman period, and Ponte Navi, built in 1328 but rebuilt in the XVth century, were damaged. Ponte Navi suffered the collapse of two of the four arches as well as the serious disruption of the tower between the second and the third arch. The reconstruction works were immediately designed by a renowned team of architects, engineers and mathematicians, starting from a thorough analysis of existing structures and mechanical properties of the collapse. The reports of the engineers are rich in technical details on the materials and building techniques adopted. The technical discussion, focused on two alternative proposals, shows very different constructive solutions proposed by technicians in an attempt to identify the best solution.

Peschiera del Garda, located on the southern edge of the Garda Lake, still shows the walls of its ancient fortress almost untouched . It was an extremely important military outpost for the Venetian Republic and the Austrian Empire.
Within the pentagonal walls of the main fortress, the Habsburg Army added new and imposing buildings modifying the town plan. A headquarter, two large barracks, the grand Army Hospital and the provender ward were built.
All these buildings have been abandoned and neglected for more than twenty years, while economic growth has allowed urban sprawl all around the fortress, leaving the old town almost deserted and its buildings as mere scenarios.
This paper aims at showing how future goals should necessarily involve a clever and compatible reuse of the fortress and its abandoned buildings through their protection and conservation, in order to foresee a more balanced development for the future.
