Great divergence is a term made popular by Kenneth Pomeranz book titled European Miracle, coined ... more Great divergence is a term made popular by Kenneth Pomeranz book titled European Miracle, coined by Eric Jones in 1981. Scholars have proposed a wide variety of theories to establish great divergence in the context of urbanisation, geography, culture, colonialism, resources, etc. Changes in the divergent fringe areas of the cities are widely studied in the United States and Western States since 1940. The term urban fringe was coined by American geographers describing changes in the population composition of Louisiana, during the 1940s and 1950s. It has been projected that by 2050, over 66% of the worldwide populace will live in urban territories and urban expansion will happen more in Asia, Africa and Latin America (DESA, 2014). Further projections show that 40-50% of India's population, 30-40% Latin American, 20-60% in Arab countries and 50-80% in Sub-Saharan African cities will live in informal settlements. This implies that developing countries will experience a rapid expansion of large cities. Subsequently, small urban centres and villages around cities are turned into peri-urban zones due to changes of city and civil limits to oblige to the urban developments (Nuhu, 2019). The Global Plan of Action for Sustainable Development adopted by the Rio Conference 1992, Agenda 21 pointed out the major issues the world faces at present. They are poverty, problems of sustainable settlement, deforestation and environmental degradation; these are directly related to the land. The major problems are related to access to land for the urban and rural poor, to create efficient and accessible land markets, increase in land prices and the lack of proper land records in certain states. There is mounting competition for peri-urban land located adjacent to towns and cities by people of diverse backgrounds. As a result of these pressures and rapid socioeconomic change, space in the peri-urban area is becoming scarce and conf licts over land are also becoming very noticeable. In the last decade, urbanisation of these rural fringes has proceeded with high momentum due to the growth of IT corridors in major cities of the world. Peri-urban regions include a great deal of changes and changes are occurring because of fast urbanization and populace development. An unprecedented growth of urban population has led to speedy increase in the demand for urban land. The rising interest for urban land, in this manner will in general be met basically by changing over peri-urban rural land at the fringe of the built-up area. The studies carried out on urban land market displays a unique pattern of spatial advancement; the populace in its effectively thick downtown area continues to grow, while at the same time, the metropolitan grows in a low thickness design on the outskirts. The growing metropolitan cities expand in their peripheries in the recent past. Changes in land use demonstrate that the area is at the same time developing in a rambling manner and active land sales in the periphery. The populace development in the outskirts of the city is towards the north, south and west of major cities. We explore the nature of land transactions in the peripheral areas of Bangalore City. The peri-urban interface has been featured as lying halfway between the urban and the rural areas... more The peri-urban interface has been featured as lying halfway between the urban and the rural areas, essentially it is hard to demarcate the territories. Peri-urban areas have been conceptualised in various ways since 1940’s by the American geographers. Theoretical framework suggests various strategies for depiction. The urban fringes have many different manifestations in the literature in terms of the way it is conceptualized and theorized. Often there has been a diverse terminology such as urban fringe, rural hinterland of the city, desakota, peri-urban interface is in the existing narrative of the periphery. Theory of regional economic divergence and growth poles suggests that economic growth is not uniform, but it happens in a specific pole characterised by unique pattern of industrial growth. In the neo-Malthusian position, population growth is accordance with most land use change, including both field expansion and increased land use intensity, in the view of the resources essential to sustain the population. Theorical models of land use explained by economists like Thomas Malthus, David Ricardo and Ester Boserup have described the land use changes. Most of land use models that have combined economic theory in its framework have its origins in the family of spatial interaction models. Von Thunen model of agricultural land use (Thunen, 1966) and the utility maximization framework of Alonso (1964) illustrates the land uses in the urban land market. With the backdrop of the theorisation of peri-urban and the land use models, we delve into the trends in the Land Use/Land Cover with the Landsat data.
