Pengaruh Struktur Aktiva, Net Profit Margin Dan Current Ratio Terhadap Struktur Modal Pada Perusahaan Property Dan Real Estate Yang Terdaftar DI Bursa Efek Indonesia

This study aims to examine and analyze the effect of asset structure, net profit margin and current ratio on capital structure in property and real estate companies listed on the Indonesia stock exchange. The object of this research is the entire property and real estate industry listed on the Indonesia Stock Exchange in 2013-2017. This research methodology uses descriptive qualitative statistical analysis techniques with purposive sampling technique and observation data of 45 companies. Testing data using descriptive statistics, classical assumption test, multiple linear regression analysis, F test, t-test and coefficient of determination. The results of this study indicate that the variation of the Asset Structure, Net Profit Margin and Current Ratio vari ables simultaneously and partially affects the Capital Structure of Property and Real Estate Companies Listed on the Indonesia Stock Exchange.

Meningkatnya permintaan terhadap tanah dan bangunan mengakibatkan melonjaknya pembangunan pada sektor property dan real estate. Namun yang harus diketahui adalah bagaimana suatu perusahaan mengelolah struktur modalnya. Struktur modal yang baik pasti akan memiliki dampak yang baik bagi nilai atau finansial sebuah perusahaan yang tinggi. Penelitian ini bertujuan untuk mengetahui pengaruh profitabilitas, likuiditas, ukuran perusahaan terhadap struktur modal pada perusahaan property dan real estate.Populasi yang terdapat dalam penelitian ini sebanyak 61 perusahaan. Sampel dari penelitian ini adalah 28 perusahaan yang diseleksi dengan menggunakan teknik purposive sampling sehingga didapatkan total sampel selama 4 tahun 112 sampel penelitian. Faktor-Faktor Yang Mempengaruhi Struktur Modal Pada Perusahaan Property Dan Real Estate Yang Terdaftar DI Bursa Efek Indonesia

This study aimed to determine the effect of asset structure, profitability, company size, growth of sales, liquidity, tax and operation leverage on capital structure. The data in this study using secondary data and the sampling technique in this study using purposive sampling. The criterion are property and real estate company that listing on BEI in 2011-2013, have financial report on rupiah, have no loss and have increasing sales or revenue. There are 31 companies that meet the criterion. Analysis tool used is multiple linear regression. The results showed that asset structure, profitability, company size, growth of sales, liquidity, tax and operation leverage have simultaneously effect on capital structure. Beside that, the results showed that asset structure, profitability, company size, growth of sales, tax and operation leverage have partially effect on capital structure. Unfortunately, liquidity has no partially effect on capital structure.

Dampak Struktur Modal dan Profitabilitas Terhadap Nilai Perusahaan Sektor Properti, Real Estate dan Konstruksi Bangunan

This study aims to determine whether the capital structure (DER) and profitability (ROE) have an impact on the Company Value (PBV) of the property, real estate and building construction sectors listed on the Indonesia Stock Exchange (BEI) for the 2014-2018 period. The research method used is Time Series from 2012-2018 and the number of Cross Sections as many as 10 companies, with the ex post facto method. The data presented annually are obtained from annual reports and financial reports of 10 property, real estate and building construction companies listed on the Indonesia Stock Exchange. The value of the firm is determined by several factors such as funding decisions and financial performance of the company. The capital structure is the key to improving productivity and performance while the company's financial performance is a measure of the success of a firm in generating profitability. This study aims to determine the effect of capital structure on firm value and financial performance as a mediating variable in the property and real estatecompany in the Indonesia Stock Exchange. The study population was the whole property and real estatecompany listed on the Indonesia Stock Exchange in the period 2010 to 2014 as many as 42 companies. Method of sampling with purposive sampling method is based on criteria with a total sample of 23 companies in the property and real estate. The research data is secondary data obtained from the Indonesian Capital Market Directory (ICMD) in 2010 to 2014. The variables used indicator is the Debt to Assets Ratio (DAR), Debt to Equity Ratio (DER), Return on Equity (ROE), and Price Book Value (PBV). The analytical method used is path analysis using SPSS version 20.0 for Windows. The results of this study indicate that (1) the capital structure (DAR) has a positive and significant impact on financial performance (ROE). (2) the capital structure (DER) has a negative and no significant effect on the financial performance (ROE). (3) the capital structure (DAR) has a positive and no significant effect on firm value (PBV). (4) the capital structure (DER) has a positive and no significant effect on firm value (PBV). This study aims to analyze the effect of the asset growth rate on the capital structure, asset structure, firm size, and profitability of capital structure in the property & real estate sector firms listed on the Indonesian stock exchange in 2014-2016. The result of the research shows that (1) the asset growth rate has a positive and significant effect on the capital structure, (2) the asset structure has a negative and significant effect on capital structure, (3) firm size has negative and insignificant effect on the capital structure, (4) negative and significant to capital structure, (5) asset growth rate, asset structure, firm size, and profitability simultaneously affect the capital structure.

Pengaruh Risiko Bisnis, Likuiditas Dan Profitabilitas Terhadap Struktur Modal Pada Perusahaan Properti Yang Terdaftar DI Bursa Efek Indonesia

This empirical study aims for examining the influence of business risk, liquidity, and profitability on the capital structure of property companies in Indonesia listed in Indonesia Stock Exchange. This study was conducted over a period of five years, ie 2012 to 2016. There will also be some control variables including firm size, assets structure and growth. This study was conducted under the purposive sampling method which involved 26 companies as samples. This study also used panel data regression method and three testing models including Common Effect Model, Fixed Effect Model and Random Effect Model. This study's results indicate that the business risk positively significant affect the capital structure of property companies in Indonesia, liquidity negatively significant affect the capital structure of property companies in Indonesia, while the capital structure of property companies in Indonesia is not affected by the profitability significantly.

Pengaruh Struktur Modal Pada Perusahaan Property Real Estate Periode 2015-2019 Yang Terdaftar DI Bursa Efek Indonesia

Penelitian ini memiliki tujuan guna memperoleh pengetahuan tentang faktor-faktor yang mempengaruhi capital structure (struktur modal) pada perusahaan property real estate periode 2015-2019 yang terdaftar di bursa efek Indonesia. Populasi yang digunakan dalam penelitian ini sebanyak 66 perusahaan, dan teknik pengambilan sampel dengan metode purposive sampling. Sampel 27 perusahaan dan di dapat 135 data pengamatan. Hasil penelitian menunjukkan bahwa tidak terdapat penagruh positif yang signifikan antara asset structure (struktur aktiva) terhadap (struktur modal)perusahaan, ditunjukkan dengan persamaan Y=0.157-0.690X1 dengan nilai koefisien regresi sebesar -0.690 dan nilai thitung -4.435 lebih kecil ttabel 1.65648. Penelitian ini bertujuan untuk mengetahui bagaimana gambaran dan pengaruh antara Struktur Modal, Likuiditas, Profitabilitas dan Kinerja Keuangan pada Perusahaan Property, Real Estate and Building Construction yang terdaftar di BEI LQ 45 periode Tahun 2007-2014. Metode penelitian yang digunakan untuk mencapai tujuan tersebut adalah deskriptif dan verifikatif. Sumber data berasal dari Laporan Tahunan Perusahaan Property, Real Estate and Building Construction yang terdaftar di BEI LQ 45 periode Tahun 2007-2014, dengan jumlah observasi adalah 56 (lima puluh enam) firm-year. Hasil penelitian menunjukkan bahwa Struktur Modal, Likuiditas, Profitabilitas dan Kinerja Keuangan pada Perusahaan Property, Real Estate and Building Construction yang terdaftar di BEI LQ 45 Periode Tahun 2007-2014 baik. Kemudian, terdapat pengaruh antara Struktur Modal terhadap Profitabilitas dan Kinerja Keuangan, serta terdapat pengaruh Profitabilitas terhadap Kinerja Keuangan. Akan tetapi, Likuiditas tidak berpengaruh terhadap Profitabilitas dan Kinerja Keuangan. Terkait dampak yang ditimbulkan, hasil penelitian menunjukkan bahwa Struktur Modal berpengaruh terhadap Profitabilitas dan dampaknya terhadap Kinerja Keuangan, akan tetapi Likuiditas tidak memiliki pengaruh terhadap Profitabilitas dan dampaknya terhadap Kinerja Keuangan Perusahaan Property, Real Estate and Building Construction yang terdaftar di BEI LQ 45 Periode Tahun 2007-2014.

Capital is very important for a company to run the business. Problems that often occur in the business are problems of lack of funds or capital. The need for capital for a company is very important in terms to grow and also the sustainability of a company. This study aims to find out the effect of profitability, liquidity, asset structure and firm size on the capital structure. This research conducted on the building construction company period 2015-2018 that listed in Indonesia Stock Exchange. Sample of this study consists of 55 building construction companies. The sample in this research was determined by purposive sampling method. The data analysis technique is the multiple linear regression analysis.
