Factors Affecting Urban Land Value in Indian Cities-Chennai City as a Case Study

The escalating land value has brought immense pressure for development in most parts of the Indian cities within the city limits and its agglomeration areas. The increase in the value is found mainly along the major economic growth corridors which in turn further inevitability increased the land price in the core areas of the city. Chennai the fourth most densely populated Indian city is undergoing this intense pressure for development in housing, industrial and commercial sectors. The land value of the city is mainly directed by the economy, urban sprawl, location, land use, infrastructure availability and land scarcity in the city. The paper analyses all the factors affecting land value and concludes the importance of land value analysis in city development.

Evaluating Land Valuation Techniques and Urban Development Practices in India

The land value of any settlement is a cumulative outcome of the quality of the natural and built environment, which are an amalgamation of many factors. This paper presents the existing state-of-the-art land valuation techniques in urban areas. It discusses the impacts of urban growth parameters, i.e. accessibility, infrastructure, social-economic condition, etc., in detail for sustainable land valuation techniques. The study also developed an Ordinary Least Squares regression equation based on 258 primary sample points from Jaipur, India, to examine the relationship between urban growth parameters and land valuation. This paper is a step toward developing the land valuation models for land value practices.

Valuation of Housing Prices in Mumbai Metropolitan Region

Recently, the major conundrum in the Mumbai Metropolitan Region (MMR) is the highest number of unsold flats and apartments and, on the other side, poor citizens living in slums. It has created an additional stock of inventories in the housing market. There is a complete distortion in the housing market, which has led to burgeoning prices. The paper has focused on the factors that determine housing prices in MMR. The study also shows the geographical constraints of the MMR and its planning that emerged from an extended city to the birth of the second city, Navi Mumbai. Urban Land Prices and Their Impact on Housing Development -A Structural Equation Model Analysis

The term "land" means different things to different people. It is both diverse and geographically specific. A farmer, for example, may think of land as something he harvests; a city dweller may see it as something that may be used for housing or factories. Economic fundamentals are recognized as determining factors for urban housing and land prices, but the relationship between housing and land prices has been contested. Place and location, housing planning policies, industrialization, transportation routes, trade and commerce, playgrounds and parks all have an impact on land use and land price in urban areas the Government policies, entertainment facilities. The growth premium may easily account for half of the average land price in fast-growing cities, resulting in a considerable discrepancy between the price of a house near the border and the value of farmland rent. At two levels, many studies relating to land value trends and spatial variations, as well as the impact of environmental factors on land values, are investigated. One is the macro aspect of urban land value trends, while the other is the micro aspect of environmental factors' impact on land values and geographical variations. A parcel of land is a unique creation and a priceless offering to humanity and all other things on this earth. Thus, depending on the viewpoint of the individual, a land is viewed from various angles. Using a structured equation model, this research article examines three important factors such as increases in urban land prices, housing development and enhancement, and urban land endorsement. On the whole, this study is current and relevant to society in the modern era.

Urban Land Value in the Vellore Block of the Vellore District in Tamil Nadu-An Assessment

Based on the land's availability, production space is allocated for economic activities like industry, agriculture, transportation, and human habitation. According to Dicardo's research, land values are influenced by population density and land quality. The Hedonic Theory states that environmental conditions might have an impact on how profitable a piece of land is for producing goods and consumer goods. As one walks further out into the countryside, the value of land gradually decreases from its highest point in the city's centre. Land use changes have been shown to concentrate in urban regions. Land value mapping has been applied successfully in developed countries, proving that it is a very useful tool. One of the only viable possibilities for building wealth in developing nations is owning land. The distribution of funds can be altered by real estate taxes and fees. The price of the land has a big impact on how the urban land market behaves. There hasn't been any significant or thorough research in this field in Vellore. The researcher has decided that the primary goal of the current study is to investigate the value of urban land in Tamil Nadu's Vellore block in light of the aforementioned viewpoints. One of the specific goals is to analyse the rising trends in urban land values in the study area from 2010 to 2021. Looking at the study area, the researcher took notice of the most recent changes in the Vellore district's utilisation of urban land values. Information was gathered through books, articles, journals, reports, published documents, and unpublished materials. From the District Statistical Handbook and land survey department, quantitative data on land ownership, demographic characteristics, agricultural practises, and irrigation systems were also obtained. Based on the above facts, the present study is timely and socially relevant one and need of the hour.

IMPACT OF LAND POLICIES ON HOUSING MARKETS: CASE OF NOIDA, INDIA

Housing delivery is a major challenge to most developing nations and to facilitate housing, the Government has repeatedly intervened through policies to promote housing especially in urban areas. This paper focuses on land policies and how they impact housing markets by studying the case of Noida – am emerging urban centre in the suburbs of Delhi, the capital of India. In order to facilitate housing delivery, Noida changed its land policy to promote private developers in undertaking delivery of housing projects. The study is based on the evaluation of the approaches under the policy and the impact that they had in land access and ultimately housing delivery and issues that arose as a consequence of the policies. This paper undertakes a study of the provisions of the land policies, analyses the impact of the policies against parameters relevant for the housing markets. The results indicate that the policy had a pro-developer approach and ensured increase in housing supply to cater to the shortage but the approach eventually led to increased relaxations to enable developers access to vital urban land and failed to ensure land cost recoveries, buyer protection and timely deliveries of the housing project. The land policy thus became a tool for builders to attract investments and speculated housing markets which also benefitted the Authorities, the pole bearers for housing delivery to its citizens, based housing on market forces. The result has been that deliveries have been poor with builders have incomplete and also abandoned projects. The study highlights the need to critically think and assess land policies with the focus of ensuring delivery to the buyer as is being promoted through recent interventions and modifications in the real estate Act.

Urban Development and Land Markets in Chennai, India

The metropolitan area of Chennai, India, presents an interesting case study on India's transforming economy because it has a unique urban structure for an Indian city of its size. It has an extremely high population density at the city center that is becoming even more crowded. It is also experiencing rapid, but low-density, expansion at the periphery. This paper documents Chennai's spatial development with detailed data on land use, population density, and land values. A hedonic regression on the price of land suggests that de facto policy differences between political jurisdictions have had a significant effect on land prices. However, the data presented in this paper suggest that land policy reforms in Chennai have been successful in reducing some of the sprawling urban development patterns evident in the 1970's and 1980's. Nevertheless, policymakers in Chennai continue to face the double challenge of an extremely dense urban core combined with extensive urban growth.

Dynamics of Land Price with Respect to Land Use Change: A Study of Selected Wards of Rajshahi City Corporation

The population growth and urbanization of Rajshahi metropolitan city shows an increasing trend. This paper attempts to figure out the influence of land use change on land price in Rajshahi city.As resources are limited, land resource is also limited to fulfill the demand for industrial, commercial, residential, and institutional uses of land. Land price varies with different types of land uses. The increasing demand for land is responsible for the increasing land price. To find out the effects of land use change on land price, a field survey was conducted within five selected wards in Rajshahi metropolitan area. Primary data is gathered from the field survey and required secondary data from master plan of Rajshahi prepared in 1984 and 2004. GIS software isused for generating maps and Microsoft Excel is used for analyzing the increasing trend of land price with the land use. The study has found out a correlation between the two factors that land price increases with the land use change.

Impact of Residential Development Towards Land Price Dynamics in Surabaya

Dominated by residential real estate and commercial facilities development, land development in Surabaya has shifted towards the western and eastern parts of the city. This phenomenon has encouraged land use expansion, and continues to influence land price dynamics. This study aims to explain the impact of land development for housing purposes on the dynamics of land prices in Surabaya. Being a descriptive study, this study uses both qualitative and quantitative analysis techniques to generate and iso-value model to spatially depict land price dynamics. The dynamics of land prices in Surabaya is quite disproportionate. Substantial land price movements occur in West Surabaya due to more intense land development in the region, while South Surabaya land prices experienced only 28.7% growth despite the rapid development taking place.
