The construction industry of Malaysia is very dynamic in nature and the adoption of new technological advancements and construction methods has been a prime concerns for its key players and stakeholders. However, the adoption of BIM in such a dynamic industry is observed to be limited and its implementation has not been as successful as it should have been. The study focuses on the identification and prioritization the factors challenging the implementation of BIM in Malaysian construction industry. The data has been administrated through designed questionnaire by identifying the factors / barriers, by literature review, for implementation of BIM in construction industry. The prioritization of such factors is expected to help the major stake holders to address the issues according to their priority which will save lot of previous time and financial with smooth implementation of BIM in Architecture, Engineering and Construction (AEC) industry in future project.

The Indonesian government through the Minister of Public Works and Public Housing Regulation number 22/2018 has required the use of BIM in the construction of state buildings with criteria above 2000 square meters and over two floors. These regulations are binding on stakeholders such as owners, consultants, and contractors. This study aims to analyze how the influence of the application of Digital Building Information Modeling technology on the implementation of construction projects, which consists of the advantages of BIM adoption variables, factors related to BIM adoption, challenges, and obstacles, on the success factors of BIM-based projects. The research was conducted using quantitative methods, using data from questionnaires of 40 respondents from 14 construction companies in Indonesia. The data of the dependent variable and the independent variable were analyzed using multiple regression using statistical analysis SPSS 25.0 software. The conclusion from the results of data analysis, states that there are significant effects between the variables of the application of digital technology BIM (X) in the construction service industry on the critical success factors for BIM-based projects (Y) together. Partially, the variable excess of BIM adoption (X1) and the variables related to the adoption of BIM (X2) has positive and significant effects on the determinants of the success of BIM-based projects.

Building Information Modeling (BIM) as a new method presents a number of opportunities and challenges for the architectural, engineering and construction (AEC) industry. Obviously, there are many issues in the way of implementing BIM. Some of these issues have been largely eliminated over time and by the advancement of related technologies; however, various issues are emerging when dealing with the details of BIM implementation. Contract and legal barriers, cultural problems, management system, and economic and security issues are the most important challenges against implementing this technology. In order to bridge the gap between researchers and practitioners, this paper aims to summarize available information related to the implementation of BIM in the construction industry (about 47 papers) and its related barriers. This research focuses on the most repetitive challenges and barriers that have been more fundamental than the rest and other related issues have been ignored. Background: Building Information Modeling (BIM) has been recommended as the best tool to improve construction processes by many researchers. However, most construction companies do not adopt BIM because there are many limitations slowing BIM adoption. Objective: The aim of this paper is to investigate the factors that limit BIM implementation in the construction industry. Methods: To investigate the research objectives, a quantitative approach was adopted and a structured questionnaire was designed. A total of sixty-eight copies of the questionnaire were distributed and sixty-five of them were satisfactorily completed, making the total response rate = 95.58%. Snowball sampling method helped to obtain a high rate of response and thus increase accuracy. Results and Conclusion: BIM limitation factors were divided into five categories. The majority of construction companies deploy BIM every year since it has clear benefits for time, cost, and project quality. Nevertheless, there are sometimes implementation bottlenecks that make it challenging for businesses to realise these advantages. About 53 papers spanning the years 2012 to 2022 were studied and results show that there's a great evolution in the BIM industry The paper outlines the features/ benefits of BIM, its applications and the status of BIM adoption in various countries. Building Information Modeling (BIM) is increasingly being implemented in the construction industry in order to produce data rich models of buildings and structures. BIM has being introduced in the Malaysian construction industry by the Public Work Department (PWD) since 2007. Since then, the Malaysian government has taken initiatives to promote BIM in construction projects. This paper aims to explore the initiatives made by the government in promoting and encouraging construction players to use BIM in the projects. A literature review was conducted on BIM definition, history, benefits and initiatives made by the PWD and others bodies. Furthermore, a semi-structured interview was conducted with the Head of BIM Unit Projects, PWD to explore on BIM initiatives made by PWD. The interview revealed several initiatives have been made by PWD in encouraging construction players to use BIM in construction projects. The initiatives made could increase the use of BIM in the construction projects.
In Malaysia, Building Information Modelling (BIM) has recently gained attraction from construction players and some of them have applied it to several projects. By utilising the BIM process, the construction players have the opportunity to plan, coordinate and design in an integrated approach. This is one of the many benefits that they could gain and resulting in increased productivity. Despite these benefits, the implementation of BIM in the Malaysian construction industry is still lagging behind Singapore, for instance. Thus, it warrants a study such as the present to determine what are the actual barriers that hamper its implementation and what are the driving factors that could enhance its pace of implementation in the Malaysian construction industry. In this study, a questionnaire survey based on Convenience Sampling Method was carried out to gather the possible barriers and driving factors for BIM implementation among the Malaysian construction players. Additionally, Relative Importance Indices (RII) were used to analyse the data obtained and to identify those barriers and driving factors for the implementation of BIM in this country. Consequently, results of this study revealed that the main barriers for implementing the BIM are: 1) Lack of knowledge about BIM, 2) Reluctance and/or no insistence shown by the Malaysian construction industry players (Clients, Contractors and Consultants alike) on the use or implementation of BIM. The driving factors, on the other hand, that could lead to the speeding up of the implementation of BIM are: 1) Support and enforcing the implementation of BIM by the Government, 2) promote BIM training program and 3) Initiatives of senior management of the related industry players. In conclusion, for successful wide spread application of BIM in Malaysia, a good push from the government alone is far from enough. All other construction industry players mentioned must assume their roles well in promoting the use of BIM in their construction projects.

Building Information Modeling (BIM) known as the features existing the earliest concept to demolition and it involves creating and using an intelligent 3D model to inform and communicate to make a decision on the project. The potential of BIM will be improve overall in the construction performance in term of cost effectiveness, increase quality of project and reduce time to develop the project. Besides that, the advantages of BIM in constructions industrialised is far beneficial to the majority of stakeholders to implementing BIM in the projects.
