The study aims to analyze the decision-making of the agents through the theoretical assumptions of the New Institutional Economics (NIE), and the results in transaction costs of rural property activity added tourism to its agricultural business. The methodology adopted was the exploratory and explanatory study. Data were collected using semi-structured interviews and the analysis was qualitative. Finally, we know that we still need to find appropriate tools to reduce the asymmetry of information and allow a wider field of view to making agents' decisions.

EVALUATION OF INSTITUTIONAL CHANGE IN TOUR AGENTS BRANCH -NEW INSTITUTIONAL ECONOMICS ANALYTICAL FRAMEWORK, 2024
The study aims to adapt an analytical framework for the analysis of the institutional environment and institutional change. The activity of the tour agents (TA), part of the tourism sector of Bulgaria in the period 2005-2021, was a subject of the study. The institutional impact is integrated with the transaction cost economics, monitoring the dynamics of rules and distribution of economic effects. Relative institutional analysis retrospectively follows the rules. Legal realism explains the institutions and measures used to resolve concomitant crises (Covid-19), turning them into synthetic values. Discrete structural analysis fragments processes and thus makes coordination clear. The adaptation of the actors is analysed by transaction cost (TC) measurement. The results show that the institutional changes are many and are designed in favour of the great actors. TC are increasing, and TA problems are systemic and are not a consequence of concomitant crises.

Forward: New Directions in Rural Tourism
Rural tourism seems to be an appropriate tool to revitalize the reclining rural areas and to ensure their sustainable future by job retention or even job creation, farm support, broadened cultural provision, landscape and nature conservation or the maintenance of rural arts and crafts as attractions for tourists. Rural tourism often provides an incentive for infrastructural development, which then contributes to the growth of other economic activities in the rural areas. It is Important to note that, the growing number of tourists involved in rural tourism and related activities helped the development of many rural settlements, without being limited to areas with high tourism potential and an exceptional attractiveness. The way in which rural tourism is organized and the forms it takes vary from country to country. In some countries, the government or cooperative movement is the main source of investment, while in others it is a private enterprise.

STATISTICAL ANALYSIS OF THE FEASIBILITY OF ALTERNATIVE FINANCING OF RURAL TOURISM

SUMMARY This study aims at determining the level of development of rural tourism in certain regions, by surveying some stakeholders in the field. An analysis of their views is subsequently used in fashioning out alternative financing methods. The data obtained are analysed statistically to help establish the existence of any essential differences between views expressed by the subjects of the study, that is, the enterprises and institutional organisations. In addition, this analysis would help in establishing whether the nature of rural tourism and its region of operation influenced the subjects' opinion on financing.

The paper addresses the main aspects and tendencies of the tourism in the context of sustainable development, of the place and importance of rural tourism, the usefulness of using an index system in touristy and rural tourism activity, of measuring the rural tourism activity on a country level and the need to develop it, considering its possible integration into the European touristic market. Furthermore, a new index system, to be applied in the rural tourism is set up, as well as an original structure concerning data processing and analyzing for the data acquired by sampling. These elements are only useful if applied by I.C.T (Touristy Research Institute), by other government-and non-government institutions, or even by companies interested in developing business in rural tourism, or make research work on certain aspects of the rural tourism activity, on the tourists' behaviour in the context of this type of tourism.
