'Forgotten' part of Midlands which is now cheapest place to buy a home (original) (raw)

New housing data has revealed the cheapest area to buy a home in the Black Country. Land registry figures revealed that the WS2 postcode covering Pleck in Walsall is the cheapest place for homebuyers in the region.

The average price in the 12 months to August 2024 was £164,161.40. This represented a -2.7% change from the previous year, when the price stood at £168,487.30.

Pleck was dubbed the 'fly-tipping capital' of the borough earlier this year by former Walsall Council leader Mike Bird, who made the comment in response to concerns in the nearby estates of Caldmore and Palfrey where residents claimed the areas had been 'forgotten'. When BlackCountryLive visited in June, residents did raise concerns about fly-tipping.

One man said the problem was "really bad" and rubbish was everywhere while a woman called Asia said the issue bad near a place called 'the lake' alongside Walsall town centre too. A dad-of-two, aged 34, added: "Sometimes people throw drinks on the floor but I live next to a main road so I can't stop it - what can I do? When it's windy, the plastic blows into my front door. I also have to clean the car park outside regularly."

However a 72-year-old resident called Mr Allen felt the area was 'misjudged'. He said: "I wouldn't say rubbish gets dumped here. It gets dumped in certain places but the council are very good.

"They started dumping outside the library but they took the bin away and it doesn't happen now. Pleck is not as bad as people make out, I have lived here for 40 years. People say 'I wouldn't go down the Pleck at night' - but I have been down to fetch food.

"I get on with everybody. The only people who upset people are bad people like drug dealers, but I don't give a f*** what they do. If they want to do that, I just let them get on with it." He added: "Don't get me wrong, I can take you to three of four places where it's a lot worse than this."

Pleck is located around 1.5 miles southwest of Walsall town centre. It enjoys excellent road links, being situated right next to Junction 9 of the M6. It's also located a stone's throw away from Morrisons, Ikea and Gallagher Retail Park.
