Historic Birmingham city centre pub named 'most underrated' put up for sale (original) (raw)

Every Brummie has their favourite boozer in the city - but have you ever dreamt of owning your own? Well now you can, as one of Birmingham's most 'underrated' pubs has gone under the hammer just five minutes walk from Snow Hill Station.

The Grade II-listed Gunmakers Arms has stood on Bath Street in Birmingham's Gun Quarter since 1820. The historic pub is for sale with the adjoining Two Towers Brewery, with the potential to supply a 'variety of real ales' to pubs across the region.

The Gunmakers Arms has been described as a pub with a 'warm atmosphere' and some 'unique features', and boasts a newly refurbished kitchen known for offering Chinese, Thai and Southeast Asian cuisine. The pub is currently for sale at £80,000, including both the pub and a leased brewery with rent of £36,000 and £9,000 per year respectively.

According to an advert listed on BusinessesForSale.com, The Gunmakers Arms has an 'established reputation in the community, supporting local art, comedy, and live music acts.' Local music acts perform at the venue every weekend with the venue also available to hire out for corporate meetings, parties, celebrations and brewery tours.

The property offers visitor accommodation with seven rooms for hire, as well as a self-contained flat generating £7,200 per year in rental income. The pub sale also includes Two Towers Brewery, a 'cornerstone' of the community that uses traditional methods to craft a number of different ales.

The brewery currently supplies off-licence trade with bottled products, but has the potential to supply more pubs and restaurants across the West Midlands. Two Towers brewery tours and Brew Day Experiences have also proven 'popular'.

In 2023, Birmingham's Campaign for Real Ale (CAMRA) chairman Mark Parkes listed The Gunmakers Arms as one of the most 'underrated' pubs in the city. Speaking in 2023 he said: "Just around the corner is The Gunmakers Arms, home of the Two Towers Brewery. It’s not that visible on the main road, but the gaffer, Mark Arnott-Job, knows he’s not competing with the big boys in the city centre.

"He sees it as a community hub, an art hub, they do frequent art exhibitions, live music and open mic nights. Places like that are doing everything they can to stay solvent at a time when the footfall is diminishing."

The sale includes both the pub and the brewery, which are rented with leases that can be extended for 10 years. The pub's rent is £36,000 per year, and the brewery's rent is £9,000 per year, but the owner is open to selling just the pub if preferred.
