Bradford Commercial Real Estate Services recently closed two light-industrial acquisitions in Johnson and Parker counties, spurred by a recent interest rate cut. The properties include a newly constructed 33,750 SF complex in Alvarado, 67% leased at acquisition, and a 19,000 SF office/warehouse in Aledo within a growing development area. "The half-point rate cut has brought more buyers to the market," says Shane Benner, first VP in Bradford’s Fort Worth office. Bradford Commercial Real Estate | Q3 DFW Industrial Market Insights As we wrap up Q3, Dallas-Fort Worth’s industrial market continues its rapid transformation, delivering new space at a record pace with over 106 million square feet added since early 2023. However, this unprecedented growth has pushed vacancy rates up to 9.7%, some of the highest since the Great Recession, giving tenants significant leverage in lease negotiations—a shift from the landlord-friendly market of recent years. A Mixed Absorption Landscape: While Q1 absorption was lower, we saw a remarkable rebound in Q2 with major tenants like Google and ITS Logistics making big moves. And demand from food and beverage distribution in mid-bay spaces has remained steady, helping balance vacancy in this segment.
