Bold Types: How do you construct a building on air? If you’re Steve Samuels, it takes both patience and engineering prowess. Samuels is both principal and namesake of Samuels & Associates, a longtime Boston-based development firm that recently completed the construction of the Lyrik building at the intersection of Newbury and Boylston streets, the first “air-rights” construction project over the Massachusetts Turnpike in over 40 years. The project is two buildings, an office tower that houses CarGurus and will soon be home to the US headquarters of Lego, and a Citizen M hotel. https://trib.al/gHzx8pi

Placemaking is at the core of everything we do at Samuels & Associates. In a recent Bold Types interview with Janelle Nanos for Boston Globe Media, Steve Samuels shared the vision, history, and process behind Lyrik, Boston’s first air-rights project in over 40 years, spanning the Massachusetts Turnpike. Over a decade in the making, Lyrik has redefined the intersection of Newbury and Boylston Streets, transforming the Back Bay landscape. The project now hosts the headquarters of CarGurus and the LEGO Group, premier retail destinations like Rivian and Avra Estiatorio (coming soon), and the citizenM hotels. At the heart of the project is a new two-tiered public plaza designed to host activations, pop-ups, and community events. This space was realized through a collaborative permitting process, incorporating invaluable input from the Back Bay community. “Listening to people is one of the most important parts of getting the building done,” said Steve Samuels. “We believe deeply in Boston’s future and set out to create a space that seamlessly blends business, retail, and leisure, enhancing our communities for years to come.” Lyrik faced its share of challenges but came to life through the collective efforts of the Samuels & Associates team, stakeholders, city officials, and partners. We’ve enjoyed seeing community members and visitors embrace the plaza, hotel, and open storefronts, and we’re excited to watch the community continue to connect with Lyrik as its story unfolds. A year of extraordinary challenges and triumphs, and the opportunity to continue live out and embrace our core values that will guide us through the next year and beyond. As 2024 draws to a close, we celebrate the remarkable moments and achievements that have taken place throughout our communities. This year, we introduced Lyrik Back Bay, a destination for work, play, and culture, and a new gateway to the city and a vibrant anchor for the Back Bay neighborhood. Lyrik opened its two towers, one home to citizenM hotels and the largest hotel in their portfolio, and the other home to anchor tenant CarGurus, who welcomed 1,000 Gurus to their new headquarters this fall. The two buildings are connected by a multi-level public plaza, where over 150 days of sunsets have been watched from the second level viewing deck. We also celebrated the completion of the first phase of Washington Village, which delivered South Standard, a state-the-art, all electric building that added over 200 units of housing to the community, and The Green at Washington Village, a vibrant open green space where neighbors gathered to enjoy outdoor fitness, free concerts, and more. From transformative construction and development milestones throughout our portfolio, to new retail and pop-up openings (including Park-9, Boston’s only off-leash dog park and bar!), public art installations and community partnerships, and being honored with several prestigious awards, including receiving Massachusetts Apartment Association (MAA) Awards for 1330 Boylston and South Standard and Condé Nast recognizing The Verb Hotel for a Traveler's Readers' Choice Award, these accomplishments have been made possible by the dedication of our team, partners, and communities we serve. Teresa's story is one of resilience, passion, and love for her community—it's a hometown story, 'Worth Every Bite.' Founded in 2016, Sweet Teez began creating nut-free treats everyone could safely enjoy. For eight years, Teresa worked tirelessly out of a shared kitchen in Dorchester's CommonWealth Kitchen, baking everything from cakes to pies for individuals and corporate clients like Whole Foods, Santander Bank, Harvard Business School, and Liberty Mutual. Now, she's taking the next big step, opening a storefront right in the neighborhood where she grew up and is raising her own family. With her husband Kelvin Maynard Jr by her side as COO, Teresa's vision for Sweet Teez is more than just a bakery—it's a hub for connection, inspiration, and opportunity. In 2021, I took on a more active role as a volunteer leader with Massachusetts Apartment Association (MAA) and joined the Board of Directors. I immediately found satisfaction and fulfillment in contributing to board discussions on key industry topics and navigating the evolving landscape of property management. In 2023, I advanced to the role of Treasurer, and in 2025, I will proudly assume the position of President of MAA. In preparation for this exciting new chapter, I participated in the year-long National Apartment Association (Naahq) Leadership Lyceum program, where I gained valuable insights into becoming a rising leader and the significance of engaging in volunteer leadership roles. I look forward to applying what I’ve learned to lead thoughtful and engaging board discussions and events for MAA, but also in my role as VP of Portfolio Operations at Samuels & Associates. Thank you to NAA for a thoughtful and well planned leadership program!

⚾ Samuels & Associates had a hugely successful company softball game where the Grand Slamuels took on the Samuels Sluggers in a 15-11 slugfest! Everyone came to play with coworkers and families watching from the sideline. It was a great time to build relationships outside of the office with teammates from all parts of S&A, from our HQ to the buildings we manage! ⚾
