Congratulations to our client Towngas Smart Energy on listing its "Zero Carbon Smart Phase 1 Green Asset-Backed Special Plan (Carbon Neutral)" on the Shenzhen Stock Exchange! It is the first successful REITs-like product issued by a Hong Kong company in mainland China, and also the first in the market for distributed photovoltaic and energy storage in the industrial and commercial sectors. Towngas Smart Energy, a leading distributed photovoltaic energy operator in China, demonstrates its commitment to quality management and innovative financing with this issuance. As global energy structures and China's economy continue to develop, the renewable energy industry is showing great vitality. This REITs-like product serves as a pioneer in innovative capital operations for new energy, promoting the expansion of financing channels for different enterprises. How do you value sustainability? This question isn't easy to answer, but it is important. It also formed some interesting conversations at the recent GRESB Regional Insight meetings in both Sydney and Singapore. This year’s news that the International Valuation Standards Council (IVSC) would incorporate ESG from 2025 has created a lot of ambiguity for valuers and investors. The conversations over the past few weeks, however, were valuable in identifying the biggest areas of risk and opportunity impacting our industry, giving clear direction to go forward. As complex as this change is, it is incredibly important that these considerations are made, giving the natural environment the attention and respect it deserves. I was pleased that this sentiment was mirrored across events and participants, focusing on how we drive action, not why we should. Thank you to the organisers at GRESB and Pooja Changani and Sarah Blankfield for having me.

Cities make up 75% of greenhouse gas emissions globally. They will also be highly exposed to climate change impacts and the financial and social ramifications this may bring. Reducing emissions is no longer an aspiration it’s a must and adaptation needs to be integrated across the building lifecycle. I’m looking forward to speaking next week at this year’s Symposium on climate action, where we’ll be discussing key elements of our ARC research project on climate change action barriers and facilitators in the built environment and the levers for change and the professionals involved.
