Saying that downtown Flushing is bursting with pent-up demand for commercial and residential space, city planners last week recommended measures to encourage development in the central retail hub and channel future construction westward.
"This area has experienced a tremendous influx of new population, economic activity and investment," said Richard L. Schaffer, director of the City Planning Department. "It's a very vibrant business district that is literally bursting at its seams."
To open opportunities nearby, planners proposed rezoning a manufacturing district on either side of Prince Street, more than tripling the allowable commercial density and permitting residential development for the first time, Mr. Schaffer said.
The district manager of Community Board 7, Regina Colletta, said the movement toward Prince Street had started already. "It used to be only up to Main Street and Roosevelt Avenue where all the activity was," she said. "Now if you go on Prince Street, you'll see a lot of Asian restaurants and tourists visiting shops. So it's logical that we should go westward."
Before this or any other rezoning takes effect, it must go through environmental and land-use review, involving Community Boards, the Borough President, the City Planning Commission and the City Council, among others.
City planners also envision rezoning a roughly triangular 44-acre manufacturing district, bounded by the Flushing River, College Point Boulevard and the Long Island Rail Road, for commercial and residential uses.
