Burlington Coat Factory to relocate North Side store (original) (raw)

New York-based real estate investment trust Kimco Realty Corp. plans to renovate a 22,800-square-foot vacant retail space in the Franklin Park Commons shopping center, at 5630 N. Division on Spokane's North Side, to accommodate a smaller Burlington Coat Factory store.

According to permit information on file with the city, the envisioned improvements will update the space so that Burlington Coat Factory can relocate there from a larger two-story, 141,600-square-foot retail space that a Burlington affiliate owns at 5830 N. Division, on the north end of the mall.

Burlington will move into a portion of the space formerly occupied by a Bed Bath & Beyond store, which closed after the home goods retailer filed for Chapter 11 bankruptcy protection in 2023.

Burlington's future retail space within the shopping center is 84% smaller than its existing property.

The estimated construction value of the tenant improvement project is $1.1 million.

Bellevue, Washington-based Powell Construction Co., which does business as Powell-Ryka Inc., is the contractor for the renovations. Cleveland-based MCG Architecture, is designing the project. Phoenix-based ASEI Engineering Inc. is providing engineering services, permit information shows.

The project comes about five months after the Journal reported two new retailers will occupy space at the shopping center: Bath & Body Works LLC and Boot Barn Inc.

Boot Barn will occupy retail space north of Burlington's new space, and Bath & Body has opened a store south of Burlington's unit.

Representatives of Burlington couldn't be reached immediately for comment on the company's plans for the space it will vacate.

Project updates:

*****Circle K Stores Inc. is planning a new $2.3 million Circle K convenience store, fueling station, and car wash facility in Mead, at the northeast corner of Newport Highway and Mount Spokane Park Drive, according to preapplication permit information on file with Spokane County.

A 5,200-square-foot convenience store and an adjacent 1,400-square-foot car wash are proposed on about 2 acres of vacant land at 4015 E. Mount Spokane Park Drive, preliminary site plans for the project show.

Fuel will be stored in four underground tanks ranging in size between 8,000 gallons for premium fuel and 20,000 gallons for regular fuel, according to information provided in a State Environmental Policy Act checklist for the project.

Other infrastructure improvements at the site will include four access points around the property, a public sidewalk extension to the south of the proposed store, and associated parking areas. The new store likely will generate an average of 800 daily vehicle trips, according to environmental documents.

Properties adjacent to the development site include a mix of commercial and residential sites. The planned Circle K will be located north of Yoke's Fresh Market grocery store and south of an Arby's restaurant.

Lloyd H. and Sharon C. Torgerson, of Mead, own the land, which is zoned as light industrial, according to Spokane County property records.

Long Beach, California-based architecture and planning company RDC submitted the preliminary building application for the planned Circle K. A contractor isn't listed on the application.

Construction is anticipated to start in May and be completed by December 2025.

Between 15 and 25 employees would work at the store upon completion, featuring about three employees per shift, with three shifts per day, according to Washington state environmental application information.

*****In north Spokane County, Northwest Christian Schools is planning a 9,200-square-foot classroom expansion at its private high school, located at 5104 E. Bernhill Road, in Colbert.

The plans for the high school addition call for five new classrooms, a science lab, and two restrooms to be added to the existing school.

The classroom addition is expected to be constructed in one phase beginning in spring or summer 2025, environmental planning documents show.

Spokane-based McCloskey Construction Inc. is the contractor, according to permit information on file with Spokane County. Form Architecture Inc., of Spokane, is the project architect. Spokane-based Storhaug Engineering Inc. is providing engineering services.
