Stunning and award-winning tearoom covered in ivy up for sale (original) (raw)

A world-renowned tearoom in north Wales, Tu Hwnt l'r Bont, has been listed for sale. Nestled on the banks of the Afon Conwy in Llanrwst, it's one of the most snapped edifices in the country. Adjacent to the iconic Pont Fawr bridge, the tearoom is enveloped by a Virginia creeper, which drapes over the structure and undergoes a stunning colour transformation come autumn. The building's origins trace back to circa 1480, initially serving as a farmhouse and residence before transitioning into the town's courthouse.

After a period of neglect, the building was revived thanks to fundraising efforts by the community. It was then acquired by the National Trust and has been delighting patrons as a tearoom for more than half a century. For the latest Welsh news delivered to your inbox sign up to our newsletter.

Tim Maddox had been at the helm of the establishment for nearly two decades until the National Trust transferred the lease last January to Parisella's, a cafe and ice cream brand. However, the charming site is once again up for grabs, courtesy of St Davids Commercial, reports North Wales Live.

Colin Flannigan of St Davids Commercial has hailed the sale as an "unbelievable opportunity". He remarked: "Originally built around the year 1480 as a farmhouse and residential dwelling, was later to be used as the local courthouse for many centuries. Eventually the building fell into dis-repair, however due to the generosity of the people in the town who paid for the renovations, the building survived the years.

"The National Trust acquired the property in the 1950's for its protection and made the decision to lease the property to locals in the town. The lease owners then decided to transform this amazing vine covered cottage (which transforms in colour with the seasons) into a traditional Welsh tearoom for all to enjoy. It has proved massively successful and has been drawing tourists from all over the World inside ever since. It's even made the front covers of The Lonely Planet Wales Travel Guide, and the Beano comic!

"Nowadays it is an award winning tearoom, family run business, and one of the must see attractions in the Eryri National Park. The return business is unbelievable and many tour companies visit numerous times throughout the year, however our clients also turn numerous down. There is the potential to expand the business and increase the turnover."

The lease is a 25 year term from March 25, 2023 with a five-year rent review. It is available for £195,000 with rent of £8,750 per annum. The landlords are responsible for the roof and external walls.
