The Broadway Corridor is West Palm Beach’s northern gateway. Parallel to the Intracoastal Waterway and mere blocks from marinas, boat builders, and associated businesses, the Broadway corridor north of 45th Street is an ideal locale for the marine industry.
From historic neighborhoods to a variety of businesses, Broadway offers a unique blend of history, community, and commerce.

Broadway Mixed-Use Development (BMUD)
Join us in revitalizing the Broadway Corridor, spanning from 24th Street to 59th Street, an area in need of renewal and community-driven transformation. Guided by the WPB CRA and supported by Dover Kohl & Partners, we are committed to breathing new life into this corridor to create a safe, walkable community.
At the heart of our efforts is the redrafting of the Broadway Mixed-Use Development land development regulations, launched in June 2024. These regulations are designed to attract quality businesses, enhance residential values, and foster multi-family residential developments throughout the corridor. Collaborating with FDOT on a "road diet" project between 40th and 25th Streets aims to improve pedestrian access and create a welcoming environment for businesses and community engagement.
Our goal is to establish a predictable urban corridor that revitalizes the adjacent Northwood Business District, preserves the character of residential properties, and promotes historic preservation. We're committed to encouraging transit-oriented development and creating a vibrant, livable environment.
Community involvement has been integral to this process. We've hosted community input meetings at Manatee Lagoon to gather input and feedback, ensuring that local voices shape the future of Broadway. The code update project, focusing on streets, public spaces, and building forms, reflects our shared vision for a walkable, mixed-use community.
Together, we're building a dynamic Broadway corridor that serves the needs and aspirations of West Palm Beach residents.
