In view of the aforesaid, the study examines the challenges of practising quantity surveying in SouthEast , Nigeria and specifically seeks to identify challenges of practising quantity surveying in SouthEast Nigeria and also determine the causes of the identified challenges. In doing this, a survey research was adopted for the study in which questionnaire comprising 2 research questions with 44 multiple choice items was administered to 50 quantity surveyors of different categories who have been involved in construction projects in South East Nigeria. The questionnaire was constructed using Likert Four-Point Scale Response Alternative and analyzed using weighted mean. With a grand mean of acceptable 2.98 and 3.05, the study identified these challenges and their causes respectively. Top on the challenges are difficulty in upgrading of academic qualifications and low turnout of quantity surveyors from the zone at NIQS and QSRBN activities. The respondents among others are of the view that low patronage is the topmost cause of the identified challenges. Thus, the study recommends adoption of aggressive marketing strategies, renaming of quantity surveying and diversification within the profession as way out.

In the study, 3 research questions with 43 multiple choice items were formulated and administered to 100 construction professionals who have been involved in construction projects in South East Nigeria to elicit responses through a questionnaire. The questionnaire was constructed using Likert Four-Point Scale Response Alternative and analysed using weighted mean. The study also sourced for information through observations and oral interviews conducted by the researchers. The study found out that extra cost claims, professional negligence labour and material cost escalation among others are the causes of construction delays in Nigeria. It also found out that cost overrun, time overrun, damaged relationship between the parties and the like are effects of construction delays in South East, Nigeria. On management of these delays when they occur, the respondents accepted that appointment of a project quantity surveyor, prompt release of funds to contractor, timely purchase of material and immediate delivery on site among others are remedial actions. Of essence in the study is the discovery by the researchers that most clients are willing to honour payment certificates as and when but lack the financial capacity to do so. Thus, the researchers among others recommend the financial empowerment of clients to ease timely honouring of payment certificates; and the appointment of project quantity surveyors for financial guidance.

The Report of the Committee on Basic Auditing Concepts, published in 1973 by the American Accounting Association (AAA) defines auditing as 'a systematic process of objectively obtaining and evaluating evidences regarding assertion about economic actions and events to ascertain the degree of correspondence between those assertion and established criteria and communicating the result to intended users". However, because managers are responsible for reporting to the owners who cannot observe and possibly caution on the actions of the managers, the reports so prepared and presented by them may contain errors, material misstatements and even fraud; hence, the need for an audit. cement) on the total estimated cost of a building construction project using sensitivity analysis and
thereafter developed a financial sensitivity analysis model that will ascertain the effects of changes in
prices of materials to overall cost of a building construction project. It provides consistent framework
for consideration of values obtained from sensitivity analysis before embarking on a construction
contract using the researchers’ formulated question (example). The data used were sourced from an
Umuahia based construction firm. Values obtained were analyzed using table, percentage and graph.
The study found out that sensitivity analysis is a veritable tool for predicting the impacts of changes in
the market prices of labour and materials on total cost of building construction contracts. Application of
sensitivity analysis on construction contracts as a condition of contract; and establishment of ceiling
point for values obtained from sensitivity analysis were recommended.
Keywords: construction contracts, finance, input, output, sensitivity analysis

Research paper thumbnail of CONFLICT EARLY WARNING SIGNALS IN THE EXECUTION OF CONSTRUCTION PROJECTS

Meeting project objectives regarding time, cost and quality benchmarks is the bane of the industry. Therefore, the need to identify Early Warning Signals (EWS) of potential conflicts in construction project delivery has become very imperative. This research aims at evaluating the efficacy of existing theoretical models of EWS. This is vital in avoiding potential conflicts. The methodology involves extensive review of relevant literature and evaluative study using a questionnaire. The study revealed that a probabilistic model approach to managing construction project would mitigate conflicts by showcasing EWS that have higher probabilities of occurrence than others; by this, necessary mitigation measures are taken in a timely fashion. The study concludes that EWS probabilistic models will help stakeholders in the construction industry to identify potential construction conflicts with appropriate response strategies. The study recommends the use of EWS probabilistic model and a brief description of EWS functional components.
