From an industrial site to a park — introducing Miyíw̓ts Park in Squamish. Last week, we celebrated the official opening of Miyíw̓ts Park at our SEAandSKY masterplan community in partnership with Kingswood Properties and the District of Squamish. Miyíw̓ts means "riverbank" in the Sḵwx̱wú7mesh sníchim (Squamish language). The park's name is in recognition of its position on the southeast side of the Mamquam Blind Channel, where a channel of the Squamish River once ended. This green space is a step forward in the transformation of a former industrial site into a walkable community that will have more than 1,500 homes, a daycare, amenity centre and a village plaza with retail and commercial spaces – all connected to Downtown Squamish by the future pedestrian bridge. This week’s decision by the Bank of Canada to lower its key interest rate for the first time in more than four years is a positive signal for the real estate market. Higher interest rates have made it more expensive to build housing, ultimately bringing housing starts down when the number of homes being built in Metro Vancouver needs to be significantly scaled up to keep pace with population growth. While sustained cuts are needed to have a significant impact on the construction of homes, this week’s reduction is a signal to homebuyers of better days ahead – particularly for buyers of pre-sale homes completing in the coming years. - We are seeing signals that the market is heating up in Surrey. Our first release at PARKWAY 2 was full of buzz and energy, selling out in its opening weekend. To keep that positive momentum and capture customer demand, we are pulling up our planned fall release of fresh inventory. It’s exciting to see such strong demand in one of Canada’s fastest growing cities and—as a result — we are releasing the second wave of inventory ahead of our planned fall dates. Unveiling a new concept for Vancouver — a combined hotel and rental offering that meets the evolving needs of our city. Through our newly announced partnership with the Listel Hospitality Group, we will redevelop The Listel Hotel Vancouver into a new multifunctional urban destination — bringing 174 hotel rooms, 126 purpose-built rental homes and a collection of thoughtful amenities and hospitality services that enhance the experience of our customers, while adding to the vibrancy of the West End. Designed by Henriquez Partners Architects, the project will address the growing need for hotel — with an estimated 20,000 new hotel rooms required in Metro Vancouver by 2050 — and rental housing; a key focus of ours as we look to build more than 4,000 purpose-built rental homes in the years ahead. We’ve surpassed another key milestone, excavating down 110 ft to P8 — beginning the process of building up 42 storeys. The building silhouette will highlight Büro Ole Scheeren's distinctive design, featuring six glass-enclosed cantilevers suspended at up to 40 ft out from the building. To hoist these prefabricated cantilevered structures up from the base of the site, this project requires a specialized luffing crane, currently the largest in Canada with an impressive weight capacity of 35,270 lbs. This is precision-driven architecture at its best — thanks to our trusted partners, Glotman Simpson Consulting Engineers, Francl Architecture Inc. and Axiom Builders.
