In the UK, the policy and practical drive for both new housing and carbon are achieving massive g... more In the UK, the policy and practical drive for both new housing and carbon are achieving massive growth in the available stock and huge reductions in energy consumption per unit. The enormous new stock will, however, be almost immediately outdated by the arrival of the more restrictive rules under “The Future Homes Standard”. These events are a mirror image of the current and near-future ones occurring in all the nations of the European Union. The construction industries and real estate sectors of all these nations are faced with the looming obligations of retrofitting the housing just completed or even still in creation, in order to achieve the mandatory energy classes. In the light of this, the research reported addresses the adequate need for short and long-term strategies to rework our recently constructed buildings. The methodological approach is applied to the cases of two residential buildings recently built in the framework of an urban regeneration plan for northern England.

Le esperienze di riqualificazione energetica del patrimonio del Moderno evidenziano come l'applic... more Le esperienze di riqualificazione energetica del patrimonio del Moderno evidenziano come l'applicazione di prassi diffuse e ricorrenti rischia di allontanare il progetto attuale da una concezione complessiva dell'opera costruita, anche quando il progetto originale si ispirava a criteri di ottimizzazione delle risorse in linea con le attuali esigenze di sostenibilità ambientale e di risparmio energetico. In tale scenario si colloca lo studio che coniuga i risultati di due ricerche, la prima riguardante i materiali ed il progetto del Moderno nella costruzione autarchica, la seconda inerente alle più generali problematiche della riqualificazione 'sostenibile' del patrimonio del Novecento. Trait d'union è un approccio che verte su una metodologia d'indagine impostata in termini di cultura tecnologica della progettazione. Parole chiave: riqualificazione, patrimonio moderno, cultura tecnologica della progettazione, autarchia e sostenibilità.

One component of the heritage of publicly funded property developments put up since the Second Wo... more One component of the heritage of publicly funded property developments put up since the Second World War is residential districts designed by leading architects in which upgrading has to take into account considerations of safeguarding. The raising of the threshold from 50 to 70 years before safeguarding norms come into effect means that local authorities and management companies have sole responsibility for the modification and safeguarding of this heritage. This paper looks at some examples of 20th century housing estates designated for upgrading in order to highlight the specific strategies adopted, selected from a range of actions based on the need for accurate knowledge and collective agreement by all the parties involved right from the design phase.

Experiences in energy upgrading for Modern heritage demonstrate that the simple reapplication of ... more Experiences in energy upgrading for Modern heritage demonstrate that the simple reapplication of general practice risks losing an overall conception of the built work, including in cases where the original project drew on resource-optimisation criteria similar to the current requirements for environmental sustainability. The present study examines this context, drawing on two programs of applied research: the first concerning materials and Modern architectural design under Italian “autarchy”; the second concerning more general problems of sustainable rehabilitation for 20th century heritage properties. The two programs share a research methodology in which the knowledge-building stage extends to interpretation of the construction, in terms of the “technological culture” of the original architectural planning.
