Recent advances in building information modelling (BIM) have disseminated the utilization of thre... more Recent advances in building information modelling (BIM) have disseminated the utilization of three-dimensional (3D) graphic information in the construction industry. Nevertheless, overall and practical effectiveness of BIM utilization is difficult to justify at this stage. The purpose of this paper is to propose a BIM framework focusing on the issues of practicability for real-world projects. Even though previous efforts in the BIM framework has properly addressed the BIM variables, comprehensive issues in terms of BIM effectiveness need to be further developed. A thorough literature review of computer-integrated construction (CIC) and BIM was performed first in order to interpret the BIM in a global perspective. A comprehensive BIM framework is then developed to address the variables for theory and implementation. This framework can provide a basis for evaluating promising areas and identifying driving factors for practical BIM effectiveness.

Under this circumstance, the importance of configuration management (CM) is emphasized in order to ensure the reliability and safety of facility. However, configuration management (CM) is still in its conceptual stage in the nuclear industry due to the ambiguity of CM definitions, insufficiency of CM procedures, paucity of computerized systems and lack of CM professionals. In an attempt to address this issue, a previous study proposed a comprehensive CM framework for nuclear power plants (NPPs) by comparing CM concepts in seven different industries where the CM is actively utilized. This äóÖHanokäó» project encompasses a wide spectrum of housing research including public policies, planning methods, standard design documents, new building materials and methods, construction standards, maintenance manuals, and advanced IT applications in an integrated manner. One of the biggest challenges in this äóÖHanokäó» project was to modernize the äóÖtraditional timber structureäó» for industrialization, while keeping the traditional way of aesthetic representation. CM services have been focused on the advancement of the CM industry and expansion to overseas mar... more CM services have been focused on the advancement of the CM industry and expansion to overseas market based on CM capabilities. However, there has been lack of quantitative and comprehensive research to investigate current CM trends and prospects for improving competitiveness. In this sense, the purpose of this study is to statistically analyze total of 3,453 CM service contracts over the past 18 years (between 1997 and 2014) in term of market type, contract size, owner's type, commodity type. Finding of this research reveal that 1) compared to 2005, CM market size in 2015 increased as much as 2.5 times, and that 2) domestic CM projects count for 87.5%, architectural project 88.4%, less than 1 billion won small contracts 75%, respectively. Also, recently as CM company are developing capability and competitiveness, 1) overseas CM market share has grown up to 20% among total CM contract amount, and 2) CM contracts by private owners has increased 3 times demanding the total management services based on high technical capability. Additionally, the result of this paper supports the growth path model proposed by Jung et al. (2014), where a path from Domestic Public (DP3) and Domestic Private (DC2) CM projects towards the expansion to International Private (IC5) contracts was quantitatively analyzed. Implications for other practical issues are also briefly discussed.

A progress management in construction projects plays an important role in providing as-built info... more A progress management in construction projects plays an important role in providing as-built information for project planning, control, cost engineering, and many others. However, progress information has not been collected through objective methods or criteria but mainly based on an individual's own experience or subjective judgment, which results in the limits of consistency, objectiveness, and accuracy in the progress management. This research aims at proposing a progress measurement framework that allows managing and applying various measurement methods dependent on work items to overcome the problems and limits of the current progress management. The framework was developed with a focus on integration of work breakdown structure, cost breakdown structure, and progress measurement methods, and it consists of three main objects: work, activity, and progress measurement unit. Base on the framework, an information system named PROSYS (project PRogress management SYStem) was developed to generate activities and progress measurement units depending on the characteristics of projects and work items, and to keep track of project progress more efficiently and effectively.

Major objectives of this project include reducing construction cost and enhancing performance by developing construction materials and method for modernizing traditional Korean architecture. For example, modern construction methods such as glulam, steel joint, and truss are modified in order to keep the representations of Korean traditional esthetics. As part of this project, seven test-bed projects have been actually built in order to validate the performance of the modernized Hanok, and each project has somewhat different applications depending on its own design requirements.

In the 1950s, the concept of configuration management (CM) was started by the US Department of De... more In the 1950s, the concept of configuration management (CM) was started by the US Department of Defense (DOD). Later, it has begun to be applied in aerospace, software, engineering, construction, and nuclear power industry. However, configuration management (CM) in the Korean nuclear industry was firstly utilized in 2006 only for selected parts of facilities, while the US nuclear industry has applied CM for the facilities' entire systems since 1990s. Furthermore, configuration management (CM) is in its conceptual stage in the Korean nuclear industry because of ambiguous CM concepts, lacks of CM professional manpower, non-computerization, and inadequacy of CM procedures and processes. In order to address this issues, seven industries (including defense, aerospace, software, engineering, architecture, civil engineering, nuclear power) that utilize the concept of configuration management (CM) were compared and analyzed based on the CM purpose, technique, and life-cycle perspectives. By an extensive literature review and expert interviews, this paper developed a framework of configuration management (CM) for the nuclear industry. And also, a list of functions based on life-cycle stages and CM techniques are developed for clarifying CM framework in order to promote practical applications.

In the 1960s and 1970s when Korea experienced rapid economic growth, a considerable number of bui... more In the 1960s and 1970s when Korea experienced rapid economic growth, a considerable number of buildings were constructed in the country. And since 2000, a large number of sizable and complex buildings have been being built. Specifically, as the operation and maintenance cost alone accounts for 85% of the life cycle cost of a building, efficient Facility Management (FM) is required. However, data needed in the operation and maintenance phase are not sufficiently exchangeable with data created in other phases like the planning, design and construction phases. The upper phase has higher value of data but data exchange rate is low, resulting in inefficiency. To this end, this research derived major business functions for facility management: three categories and 19 detailed functions in classification from owner's perspective. Based on the derived items, this research proposes a methodology to evaluate the 'FM Workload', 'Facility Management (FM) Data', and 'FM Data Created in Engineering and Construction Phases' thereby analyzing plans for efficient operation and maintenance. The applicability of proposed methodology was tested by examining real-world cases of public and private companies.
