Valuation of urban industrial land: An analytic network process approach

In this paper an application of the Analytic Network Process (ANP) to asset valuation is presented. It has two purposes: solving some of the drawbacks found in classical asset valuation methods and broadening the scope of current approaches. The ANP is a method based on Multiple Criteria Decision Analysis (MCDA) that accurately models complex environments. This approach is particularly useful in problems which work with partially available data, qualitative variables and influences among the variables, which are very common situations in the valuation context. As an illustration, the new approach has been applied to a real case study of an industrial park located in Valencia (Spain) using three different models. The results confirm the validity of the methodology and show that the more information is incorporated into the model, the more accurate the solution will be, so the presented methodology stands out as a good alternative to current valuation approaches.

Sci., 21: 719–724 In this study, in the valuation of farmland Analytic Hierarchy Process (AHP) was applied. This method was used as an alternative method to the method used on evaluating the affecting factors of the value of farmland. It has been given the weights to the affecting factors of the value of farmlands and these weights have helped to determine the objective value by attach to income method which is the classical method. In this study, it was regarded the width, kind, income, yield, shape, distance from settlements and road of the land. These factors, which were analyzed with AHP using the evaluation of the experts, can be taken into account on the valuation of farmlands.

Real estate and land management are characterised by a complex, elaborate combination of technical, regulatory and governmental factors. In Europe, Public Administrators must address the complex decision-making problems that need to be resolved, while also acting in consideration of the expectations of the different stakeholders involved in settlement transformation. In complex situations (e.g., with different aspects to be considered and multilevel actors involved), decision-making processes are often used to solve multidisciplinary and multidimensional analyses, which support the choices of those who are making the decision. Multi-Criteria Decision Analysis (MCDA) methods are included among the examination and evaluation techniques considered useful by the European Community. Such analyses and techniques are performed using methods, which aim to reach a synthesis of the various forms of input data needed to define decision-making problems of a similar complexity. Thus, one or more of the conclusions reached allow for informed, well thought-out, strategic decisions. According to the technical literature on MCDA, numerous methods are applicable in different decision-making situations, however, advice for selecting the most appropriate for the specific field of application and problem have not been thoroughly investigated. In land and real estate management, numerous queries regarding evaluations often arise. In brief, the objective of this paper is to outline a procedure with which to select the method best suited to the specific queries of evaluation, which commonly arise while addressing decision-making problems. In particular issues of land and real estate management, representing the so-called "settlement sector". The procedure will follow a theoretical-methodological approach by formulating a taxonomy of the endogenous and exogenous variables of the multi-criteria analysis methods.
Agland Decision Tool: A Multicriteria Decision Support System for Agricultural Property

From sustainability to productivity, agricultural land use issues involve complex multiobjective decision making problems. The Agland Decision Tool is an Excel based decision support system designed to help agricultural property managers make informed production decisions. Using the Agland Decision Tool, managers can build and compare up to five different production alternatives on the basis of: landlord returns, tenant returns, weather reduction risks, flexibility, capital outlay, labor requirements, and erosion control and sustainability. The alternatives are ranked using the multi-criteria decision making methods: PROMETHEE and weighted average. The ability to compare results using two different ranking methods provides the decision maker valuable insight into the decision making process. The program was designed and this paper was written using the author's own agricultural property as a baseline example. The property is a multi-use dryland cropping system located in the high plains of western Nebraska in the United States. Three cash crops and three pasture grazing alternatives are used to build five production alternatives for comparison. The ranking results identify two clear choices, with PROMETHEE and weighted average each producing a different top alternative. Analysis of the ranking process clearly identifies the important factors influencing the different final rankings under each method. Thus, the essential elements to be traded off in narrowing the selection to one choice are clearly identified for the decision maker. This paper provides valuable insight into the decision making process of an actual agricultural landowner. The development of decision support tools, like Agland Decision Tool, are an important element in aiding agricultural land managers in maintaining the long-term sustainability of agricultural production systems.
Application of multiple criteria decision making methods to farm planning: A case study

e aim of this study is to ensure that the location selection of the officers of the personnel class in the Land Forces Command is effective and needs to be met to determine the criteria used in the selection of the place of appointment or which is the most important and to reveal the preference order to the officers making the choice. In this survey, a face-to-face interview technique and 10 subquestionnaires of captain majors were applied. In the questionnaire technique, the weights of the criteria were determined by using the Max100 method, then the values of the criteria were determined by the Max100 method, and the alternatives were graded and ranked by using grey relational analysis (GRA) method and PROMETHEE method which are multicriteria decision-making techniques. As a result of this analysis, the assignment locations are listed and the importance ratings of the criteria used in the selection of the assignment location are determined.

Predicting the value of real estate is a complex endeavor due to the abundance of subjective criteria. Objective consideration of the value-affecting criteria in real estate and regulation of decision support systems will enable the acquisition of more accurate results. In this study, analytic hierarchy process (AHP), a type of multi-criteria decision analysis (MCDA), is used to reproduce coefficients that serve as the basis for real estate valuation. A region in the Selcuklu district of Konya, Turkey was used to test the model created by AHP. Weighted criteria describing areas subjected to purchase/sale were generated by the AHP method and then validated. Additionally, a valuation model was created by the multiple regression analysis (MRA) method for comparison and performance analyses. Weighted values were transformed from AHP points and acquired from the MRA method and then joined with geographic information systems (GIS). Value maps of the study area and purchase/sale values were generated according to these newly created models. The performance comparison and value maps revealed that the AHP method is more successful than the MRA method. This study addressed the complexity of criteria issue by using the original hierarchical structure of AHP and thus contributes to the world economy by enabling the generation of more accurate estimations.

Decision making process in agriculture is fundamentally concerned with achieving integrated, productive and sustainable use of financial, biological and social capital at different levels. As our understanding and knowledge of the environmental and production resource base has improved, the need for integrated approaches to management has been more widely appreciated. The intensification of agricultural production and more recent emphasis on holistic agriculture management has meant that new skills, methods and tools are needed to consider new information and apply new ways of thinking. As a consequence, decision making in agriculture, especially in organic agriculture, has become more complex and applicable. The reform of the Common Agricultural Policy (CAP) in 2003 focused mainly on the economic and environmental challenges. The Rural Development Programme 2007-2013, hereafter RDP, being implemented in Slovenia is therefore aiming at promoting proposed activities that help to improve the rural areas. Agri-environmental measures (AEMs) encourage farmers to make an environmental commitment for a period of at least 5 years aiming at preserving the environment and maintaining the countryside. Because of practising environmental friendly production methods, the farmers might be encountered with more costs and reduction of yield. Therefore, payments are made as compensation. Concentrating only on one of the four pillars of the RDP, "Improvement of environment and the countryside", this paper attempts to assess the Slovenian agri-environmental measures with the help of the multicriteria decision analysis, that is, analytic hierarchy process (AHP) and its supporting software Expert Choice™. In the presented case study, three main criteria and their attributes were determined. With the help of experts (questionnaires), data were collected, which made the assessment possible. The results show that organic fruit, vine and horticultural production are seen as the most important AEM. This is specific for the Republic of Slovenia because of its large amount of area designated as least favoured areas (LFA) that are not suitable for arable farming.

Application of Analytical Hierarchy Process in Agriculture

Hierarchical decision models are a general decision support methodology aimed at the classification or evaluation of options that accur in desion-making processes. Decision models are typically developed through the decomposition of complex decision problems into smaller and less comple subproblems. This paper presents an approach to the development and implementation of multicriteria decision model based on Analytical Hierarchy Process - AHP (Expert Choice, EC). Likewise, the AHP is used as a potential multicriteria decision making method for application in agriculture. In order to show the implementation of explained MCDA methods in real situation in agriculture, theapplication of AHP on a sample model farm is presented in the second part of the article.
