Causes of Delay in Construction Projects of Punjab-Pakistan: An Empirical Study

The objective of the present study was to explore the causes of delay in construction projects. Effects of various delaying factors related to the contractor, client/owner, consultant, material, equipment, labor and general environment factors on delay in constructions projects have been measured. Data on the study variables has been collected through structured questionnaire from 37 construction firms located in Punjab province of Pakistan. Participants were approached personally to collect the data. Various statistical tools such as reliability test, factor analysis and regression have been applied for data analysis and inference. The results of the study reveal that the factors related to contractor, client, consultant, material and equipment have significant impact on delay in construction project whereas labor and general environment factors found to have no effects on delay. The main aim of this paper was to find out the main causes of delay in construction projects in India. The research design was quantitative, where the data was collected from clients, consultants and contractors using questionnaires. The questionnaire had a list of delay causing factors of which the respondents were ask to rank each according to the 5 point likert scale. The data obtained were analyzed using the Statistical Program for Social Scientists (SPSS). The results obtained indicate that the top major causes of delay were; fluctuation of prices of construction materials, shortage of materials, inaccurate time estimation, and errors during construction. Construction Industry plays an important role in socio-economy development of any developing country. Construction time serves as a benchmark for assessing the performance of any project. Due to unexpected problems encountered during Conception, designing & construction phase often led to unwanted delay in project completion. A survey was conducted in Saudi Arabia to determine exact factors responsible for project delay. This was achieved by carrying a critical analysis of the literature and carrying out a questionnaires survey among consultants, project managers and engineers involved in construction projects and collecting their responses. The importance of Project owner's role, contractor related, Financing related, Materials related, Design documents have been cited as main delay factors. Causes of time and cost overruns comparison was done with various past researches done in Asia and Africa, which yielded 7 delay factors: Slowness and Lack of constraint; Incompetence; Design; Market and Estimate; Financial capability; Government; and Worker.

TO STUDY THE DELAY TO CONSTRUCTION PROJECTS -CAUSE, EFFECT AND MEASURES TO REDUCE

Delay to projects is one of the foremost concerns of the construction industry in the India. The delays to the projects are affecting the economies throughout the world. Delay to projects mean the slowdown of development in all other related fields. The main aim and objective of this dissertation is to evaluate the various types of delays and the reasons for those delays that are currently affecting the projects in the India. Measures from previous researches to reduce or eliminate these delays by methods of mitigation or acceleration are analyzed for the case studies considered for this research. There are various types of delays which are identified. It is important to identify whether the delay is critical or not as identification of critical delays helps in taking appropriate measures at the correct time. The delay may be non excusable (contractor caused) for which the client and the consultant need to have project management tools to effectively manage the delays or compensable (client caused) delays which are due to the client. The delays may be by either parties and can be concurrent. The reasons for delays are primarily due to an unreasonable project scope, inadequate early planning and the absence of risk management systems. The contractor further contributes to delay due to lack of resources and labor productivity. Over ambitious estimates, incorrect task assessment ,lack of task clarity, design/ approval delays and interference in the decision making process by the client add on to the delay.

Analysis of Causes of Delay in Any Construction Project

Construction industry is one of the most important industries in the India. Construction sector gives the contribution to build up the social, cultural and economic development of the country. But now a day's delay for the construction projects has become the main threat to all developments related to this sector. These delays are common in all types of construction project. Although these delays can't be avoided as they contribute different scales, they can be minimized by previously knowing them and taking necessary precautions. The study was mainly focused to find out the major causes contributing to delay in construction and to give the remedial measures to minimize them. Total 36 causes were found by previous studies. The survey was carried out by distributing questionnaire to the various parties of construction such as contractor, consultant and owner. The collected data obtained from the questionnaire survey was analyzed by using relative importance index and the major factors were ranked according to their contribution to delay.

Analyzing Causes of Delay in Construction Projects

Time overruns has been a noteworthy issue in numerous Indian construction projects. The successful execution of construction activities and keeping them within recommended plan and cost is imperative for compelling time execution and cost execution. This thesis work is done on concentrating on noteworthy factors creating Time overruns in Indian construction industry. A contractors’ survey has been conducted to investigate the causes of delay in construction projects in the Makkah region of Saudi Arabia. The aim is to determine the most significant delay factors from the contractors’ point of view. The study is part of a series designed to explore in-depth causes of delays from different stakeholders in the construction industry.
