ABSTRACT The Principle objective of this project was to establish the major causes of delays in projects implementation in the construction industry in Kenya. The study delimited itself my limiting the scope into the roads maintained /constructed by the KeNHA in the coast region of Kenya. This was deeply looked at by taking into account four major objectives that included: to establish the extent to which construction project financing influence the delay of construction projects in the road sector, to investigate the extent to which construction project planning influence the delay of construction projects in the road sector, to find out the extent to which contractor’s experience influences the delay of construction projects in the road sector, and ,to investigate the extent to which supervision of work influences the delay of construction projects in the road sector. The study employed a survey research design, since it was an in depth investigation of an individual group of respondents. The questioners were used as the main source of gathering information from selected 55 respondents that cut a cross categories like constrictors, surveyors, engineers and many more. These questionnaires were emailed to some respondents; others were dropped and picked later while some were administered by research assistants. Questionnaires were sorted out, data keyed in into the SPSS for analysis. This information then was presented by use of frequency tables. From the hypothesis testing using the Chi-Square, the calculated Chi-Square values were found to be greater than the critical value of 9.488 thus the alternative hypotheses were adopted in all the four cases as per the objectives. Recommendations for further studies have been included in the last chapter (chapter five).
An Investigation into Factors Causing Delays in Road Construction Projects in Kenya

The majority of road construction projects in Kenya do not get completed within the initially set targets of time. Project delays frustrate the process of development, have an immeasurable cost implication to the society, and also lead to loss of reputation of the parties involved in the projects' execution. The purpose of this study was to investigate the factors causing delays in road construction projects in Kenya. Project delays are a common problem internationally in the construction industry in modern times. Investigating the reasons for delay has become an important contribution to improved construction industry performance. Over seventy percent of projects initiated in Kenya are likely to escalate in time with a magnitude of over fifty percent. The study used purposive sampling technique and survey design. Data was collected using questionnaires which were distributed to consultants and contractors. The data was analyzed using the Relative Importance Index and Spearman's rank correlation. The top five causes of project delays were observed to be payment by client, slow decision making and bureaucracy in client organization, inadequate planning and scheduling, and rain. It is recommended that clients should improve their financial management systems so that they are able to pay contractors in a timely manner. Bureaucracy and red tape should be reduced in client organizations in order to speed up the slow decision making process. Efficient management of the construction process will also lead to a reduction in incidences of claims. Contractors should prepare adequate plans and schedules which can also be used to minimize the effects of rain.
Kenya government roads has committed large sums of money in the roads infrastructure through Kenya Roads Board (KRB). Despite the importance of road infrastructure and the billions of dollars committed to it, road construction projects are never completed on time. The purpose of the study was to assess the determinants of timely completion of road construction projects in Kisumu County, Kenya. The time required for the completion of road construction projects is influenced by a variety of factors both external to internal. Completion of a project within time stipulated at the tender a ward stage is a universally accepted measure of project success. Most projects would delay before they eventually take off. This study aimed at finding out factors that influence timely completion of national project taking a case study of road projects in Nairobi County, Kenya. The research was guided by the following research objectives; to determine the influence of project financing on timeliness in completion of in Kenya, to examine the influence of project planning on timeliness in completion of in Kenya, to determine the influence of stakeholder engagement on timeliness in completion of in Kenya and finally to determine the influence of contractor performance on timeliness in completion of in Kenya. The study focused on how finances, project planning, stakeholder engagement and contractor performance influenced timely completion of road construction projects. The study employed descriptive research design. The study also employed stratified random sampling technique in coming up with a sample size of 50. The study relied mostly on primary data sources where questionnaires were administered and utilized as source of data. Quantitative data was coded and entered into Statistical Package for Social Scientist (SPSS) and analysed using descriptive statistics as percentages, mode and quantitative analysis using chi-square. The findings of this study will help policy makers on key issues related to project development and management with particular reference to road construction. The study found that there was a positive and significant relationship between project financing, planning, stakeholder engagement and contractor performance to timeliness completion of road projects.

The aim of the study was to analyze the determinants of timely completion of construction projects in selected investment companies in Nairobi County. The study sought to achieve the following objectives; To determine the influence of human resource on timely completion of construction projects in investment companies in Nairobi County, to investigate the influence of project financing on timely completion of construction projects investment companies in Nairobi County, to examine the influence of project planning on timely completion construction projects in investment companies in Nairobi County and to explore the influence of supervision of work on timely completion of construction project in investment companies in Nairobi County. It was anchored on top management theory and resource dependency theory. This study used descriptive survey methodology. The population of the study comprised of all the 60 employees working in project departments from the 10 selected investment companies in Nairobi County. Primary data was used, where the questionnaires were administered to the respondents through the drop and the pick method and once collected the data was analyzed using both descriptive and inferential statistics and Microsoft Excel to calculate the frequency percentages, mean score as a measure of central tendency and standard deviation as a measure of data dispersion. Statistical Package for Social Science (SPSS) version 26 was used to perform correlation analysis to establish the degree of relationship between respondents' opinion on the four research objectives and the implementation of education projects. The study established that there was a relationship between human resource management and timely completion of the construction projects. Qualified and skilled staff has been cited as the main aspect of human resource that is highly needed in this industry's success. The study revealed that finances play a greater role on the project timely performance since when finances are available; nothing can stop the process when it has taken off. Proper financing from ready local banks will help in the faster undertakings even in mega projects After evaluating the responses, it is easily to conclude that there is a relationship between project planning and timely completion of construction projects. Failure to plan is planning to fail. Both human resource and financial should be properly and adequately utilized for the success of the projects. Similar studies should be conducted on other organizations or different geographical areas such as Turkana County to ascertain the sustainability of such results of this study on the determinants of timely completion of construction projects in investment companies in Nairobi County.

Many projects in developing countries encounter considerable time and cost overruns, fail to realize their intended benefit or are even totally terminated and abandoned before or after their completion. This paper sought to investigate the factors that contribute to time and cost overruns in road construction projects in Kenya and was guided by the following specific objectives; to identify factors influencing road construction time and cost overruns in Kenya and to establish the relative importance of these factors. The government construction projects are key in the economy of any country worldwide. They contribute to around 10% of the global GDP. Completion of a given project along the three critical dimensions of time, cost and quality, requires detailing all the planning requirements. The general objective of this study was to establish the determinants of completion of government construction projects in Kenya.
